Realtor Lists

The challenge for keeping a real estate agent list updated has never been greater. I have lost track of the number of sources I use but it is easily in the hundreds. I am convinced my list is the most comprehensive real estate agent list available. I am continuously broadening my base of sources, my means of acquiring new data, and my processes for integrating all of that data into one final product so that I will be able to release updated lists more frequently. Since it is no longer feasible to do one complete national update, my future updates will be released a state at a time, sometimes several states at a time, with particular focus on the largest and most popular states.

National Association of Realtors (NAR) membership has dropped to just above 1.1 million at the end of 2009 (after peaking at 1.37 million members in October, 2006). For those agents still practicing, many have changed brokers so their previous contact information is no longer accurate.

However, despite the current economic difficulties, I firmly believe that difficult times represent important opportunities for those businesses who use this moment as an opportunity to establish a stronger foundation in anticipation of the eventual recovery. Those who do the work now will thrive later.

The simple fact is there is no single national source for real estate agent contact information (other than perhaps the National Association of Realtors but their directory is only available to members and is not for sale). Therefore, the data must be collected from many sources and integrated into one list, not a trivial task as you can imagine, and one I don't believe any of my competitors can duplicate, despite some of their claims.

The biggest changes to my list in the last year are the dramatic increase in licensing data, the addition of agent home addresses, and the identification of the agent's association. I have incorporated license data from 35 states which make up 86% of the agents. I also have home addresses for 90% of the agents. For those interested in direct mail campaigns, this is a game changer. No longer do you have to worry about your direct mail pieces being trashed or ignored at the office; you can now send them directly to the agent's home.

We go to great lengths to standardize the data in our list. The agent's name is divided into first, middle, last, and suffix as cleanly as possible. The address fields are CASS certified using software that we spend thousands of dollars a year on. The CASS certification process standardizes the format of the address field and assigns the correct ZIP+4 field. If a record has a ZIP+4 value in the zip code field, then you know the address is properly formed for mailing purposes. Over 95% of the addresses in our list have been certified.

Furthermore, we provide more formats and layouts for our data than our competitors. Not only can you download your lists in Microsoft Access, Excel CSV, or Tab-Delimited Text formats, we also provide the email list in several layouts so that you can use whichever is most suitable for your purposes: 1) single email-only text file containing all 1.1 million unique email addresses, 2) email address with associated name (full, first, middle, last, suffix) and state, 3) and email address with associated name (full, first, middle, last, suffix), city, county, and, state.

Also, because our data comes from many sources, we were able to identify more than one email address for many of our agents... in some cases, up to four different email addresses. We have included all the email addresses we could find for each agent; that is why we have 4 email address fields.

Finally, because of concerns that some low-priced competitors have been mis-appropriating our data, we now populate our list with small number of fictitious records. The contact information redirects to us so that we can monitor the usage of our lists to confirm that it is only being used by our legitimate customers.
