The current version of our realtor database was released on February 11, 2008 and is the compilation of data from far more sources than we have used in the past. I am convinced it is the
most comprehensive real estate agent list available.
The simple fact is there is no single national source for real estate agent contact information (other than perhaps the National Association of Realtors but their
directory is only available to members and is not for sale). Therefore, the data must be collected from many sources and integrated into one list, not a trivial task as you can imagine.
Our new list includes many more contact fields than in the past, including direct phone and fax, cell phone, toll-free, voicemail, and pagers. Although we do not have the coverage for these
additional contact fields that we do for office phone and fax, it is still far more than any other realtor list company offers and something our customers have been requesting.
In addition, we have started to include licensing data in our list. The new list identifies the license type (i.e. Sales vs Broker) and license issue date (which tells you how long an agent
has been licensed) for over 40% of the agents in our list. Furthermore, for our four most popular lists... California, Florida, Texas and Arizona... we include the agent's address on file
with the state licensing board. For Florida, this invariably appears to be their home address, another common request from our customers. For California, Texas, and Arizona, it is not
always clear whether the license address is a home address or an office address. In any case, you may find the licensing address to be a more reliable contact than the office address.
We go to great lengths to standardize the data in our list. The agent's name is divided into first, middle, last, and suffix as cleanly as possible. The address fields are CASS certified
using software that we spend thousands of dollars a year on. The CASS certification process standardizes the format of the address field and assigns the correct ZIP+4 field.
If a record has a ZIP+4 value in the zip code field, then you know the address is properly formed for mailing purposes. Over 95% of the addresses in our list have been certified.
Furthermore, we provide more formats and layouts for our data than our competitors. Not only can you download your lists in Microsoft Access, Excel CSV, or Tab-Delimited Text formats,
we also provide the email list in several layouts so that you can use whichever is most suitable for your purposes: 1) single email-only text file containing all 1.3 million unique email addresses,
2) email address with associated name (full, first, middle, last, suffix) and state, 3) and email address with associated name (full, first, middle, last, suffix), city, county, and, state.
Finally, because our data comes from many sources, we were able to identify more than one email address for over 250K of our agents... in some cases, up to four different email addresses.
We have included all the email addresses we could find for each agent; that is why we have 4 email address fields. Likewise for website.
Despite these additional features, our pricing algorithm has not changed. Previously the price of a list depended upon the number of records as well as the counts for
office address, office phone, office fax, and email within that list. That has not changed. That means that all the new fields (direct phone, direct fax, cell phone, additional email addresses,
licensing data, etc) do not affect the price; in effect, they are free bonus fields.
Unfortunately, because the data for this list comes from more and different sources than in the past and has essentially been regenerated from scratch, the id numbers in the new list do not
correspond to the id numbers in the old list. I know this is an inconvenience for past customers who wish to update but there was really no way to avoid the problem.
