Joe, a native of the Chicagoland area, relocated to Southern California in 1992 after earning his degree from Indiana University. Ana, originally from Tacoma, Washington, experienced a diverse upbringing around the globe due to her father's military career as a Lieutenant in the Air Force. She established her roots in Southern California in 1989.
The couple crossed paths in 1993 while working at an outside sales representative firm in North Hollywood and married in 1998. Their journey into real estate began in 2001 with the acquisition of their first townhouse in Encino, along with a lot where they later constructed their home in Big Bear. At that time, the real estate market bore similarities to today’s landscape, with declining prices and low interest rates—though not as favorable as those currently available. Their initial interest rate was 7.75%, but the property prices were still accessible, allowing them to pay slightly more than their previous rent in West Los Angeles.
This strategic investment enabled them to benefit from tax deductions and start building equity. Remarkably, within six months, they had gained over 20% equity despite a modest 5% down payment. This equity allowed them to refinance, eliminate private mortgage insurance (PMI), and secure a lower interest rate of 6.75%. After three years of residence, they sold the condo in 2004, realizing a profit of nearly $220,000 from an initial investment of $8,000.
Following this success, they purchased a fixer-upper in Burbank. As California property prices surged, they sought investment opportunities out of state, acquiring several properties in Texas that generated sufficient rental income to cover all expenses with only a 10% down payment. Additionally, they invested in a waterfront condo in Florida, initially intended for rental purposes, with plans to eventually enjoy it in retirement—though they found themselves retiring much sooner than anticipated.
The townhouse in Encino marked the beginning of a series of real estate investments that ultimately enabled them to leave their traditional jobs and relocate to their "vacation home" in Big Bear. Today, they sustain their lifestyle through the income generated by their rental properties and are dedicated to assisting others in finding homes that promise both enjoyment for their families and the potential for financial independence through real estate.
