Our monthly property management fee encompasses rent collection, lease enforcement, and regular property inspections. Tenants have access to a dedicated maintenance and emergency contact number, ensuring prompt attention to their requests. Property owners receive timely email notifications regarding any issues, with all expenses requiring approval.

For repairs deemed necessary and costing less than $250, we will proceed without delay if we cannot reach the property owner. In cases where repairs exceed $250 and present an emergency or safety concern, we will act promptly after attempting to contact the owner. Non-emergency repairs over $250 will await owner approval before proceeding.

We are mindful of maintenance costs and have established relationships with reliable service providers across various trades, including HVAC, plumbing, electrical, and landscaping. These partnerships enable us to secure competitive pricing and quality workmanship.

Rental proceeds are disbursed on the 8th of each month, with options for check mailing or direct deposit. We prefer to manage the leasing process ourselves to ensure thorough tenant screening, which includes credit, criminal, and eviction checks, as well as employment verification.

Our primary goal is to deliver exceptional service to both property owners and tenants. This commitment results in peace of mind for property owners, knowing their investments are well-managed, and provides tenants with a comfortable living environment.
