About Amanda Edwards

Born and raised in the serene community of Mill Creek, just outside St. Augustine, this real estate agent has deep roots in the area. Growing up in a family that owned Horton’s Grocery, a small general store, they learned the value of hospitality and customer service from an early age. Visitors would often stop by for a glass-bottled Coke, leaving with a sense of connection and knowledge about the family’s Minorcan heritage.

From childhood, they and their sisters were actively involved in the store, gaining hands-on experience that would later inform their professional journey. Their parents operated Mill Creek Roofing, where they acquired insights into customer relations, permitting, building codes, and inspection processes. The family’s long-standing involvement in property management and real estate transactions further enriched their understanding of the market. Summers were spent rehabbing houses, transforming them for resale or rental, instilling a strong work ethic and appreciation for the finished product.

St. Augustine has undergone significant changes since their youth, with notable landmarks like Eckerd’s and Shiver’s BBQ now gone. However, the essence of the city remains intact, with Minorcan families still part of the community, albeit living a bit farther out. In 2013, they married Ernie Edwards, and together they are raising two wonderful children, cherishing a life filled with gratitude.

With a profound appreciation for the charm and character of St. Augustine, this agent is dedicated to helping others experience the warmth of the local community. They look forward to guiding clients in finding their own place in this beloved hometown.

Major Saint Johns County, Florida Real Estate Markets

St. Augustine anchors the county's real estate activity as both the county seat and a world-renowned tourist destination, creating unique market dynamics where historic properties command premium prices alongside new luxury developments. The city's real estate market spans everything from restored colonial-era homes in the historic district to modern waterfront condominiums, attracting both primary residents and vacation home buyers from across the nation.

Ponte Vedra Beach represents the county's luxury market segment, featuring some of Florida's most exclusive oceanfront properties and golf course communities that attract high-net-worth buyers seeking premier coastal living. Meanwhile, rapidly growing areas like Nocatee and World Golf Hall of Fame have emerged as major planned communities, offering family-oriented housing options that serve the county's expanding population of young professionals and retirees relocating from northern markets.

Market Dynamics and Geographic Complexity

Saint Johns County's real estate market operates across distinctly different geographic zones, each with unique pricing structures and buyer demographics that require specialized local knowledge to navigate effectively. The coastal areas command significantly higher prices due to ocean access and beach proximity, while inland communities offer more affordable options with easy access to Jacksonville's employment centers, creating natural market segmentation that influences agent specialization patterns.

What makes this market particularly intriguing is its ability to simultaneously serve vacation home buyers, retirees, young families, and luxury investors, often within the same geographic area. This complexity creates opportunities for agents who can effectively cross-market between different buyer segments, but it also demands sophisticated market knowledge and extensive professional networks to succeed consistently.
