About Andrew Bell

Andrew Bell, often known as Drew, has deep roots in Atlantic Beach, where he has observed the remarkable transformation of Jacksonville and its coastal communities over the past three decades.

Beginning his career in real estate within the lending sector, Andrew spent two years gaining valuable insights into the mortgage process before transitioning to title insurance. His experience as a mortgage professional equipped him with a comprehensive understanding of the loan process, enabling him to effectively guide buyers through their expectations and the intricacies of real estate transactions. During his five years in title insurance, he acquired extensive knowledge about the closing process, further enhancing his ability to prepare clients for what lies ahead. This diverse background distinguishes Andrew as a well-rounded expert in the real estate field, ready to leverage his expertise for the benefit of his clients.

Outside of his professional endeavors, Andrew has been happily married for 17 years and is the proud father of two children. He enjoys quality time with his family, riding his motorcycle, and barbecuing. Committed to community service, he actively participates in his children’s PTA and advocates for the 'In the Pink' initiative. Additionally, he has contributed to the Northeast Florida Association of Realtors' 'Ramp it UP!' program, helping to construct over 50 wheelchair ramps, and continues to engage in various community efforts to enhance the livability of Jacksonville.

Throughout his career, Andrew has received numerous accolades for his contributions to the real estate industry. As a member of the Women's Council of Realtors (WCR), he has been honored with several awards at both local and state levels, including 'Entrepreneur of the Year,' 'Member of the Year,' and the 'Founders Award,' as well as being recognized as a 'Strategic Partner of the Year' on two occasions. At the state level, he has earned the 'Rising Star,' 'Extra Effort,' and 'President's Award.' Additionally, the Northeast Florida Association of Realtors (NEFAR) has recognized him with awards such as 'Business Partner of the Year' (twice), 'Newcomer of the Year,' and 'Humanitarian of the Year.' Since obtaining his real estate license in 2010, Andrew has consistently been a recipient of the Florida Realtors 'Honor Society.' He has also shared his knowledge as an instructor, traveling nationwide to speak on topics including technology, realtor safety, identity theft, and liability reduction.

Andrew is passionate about Jacksonville and looks forward to helping others make it their home as well.

Major Duval County, Florida Real Estate Markets

Jacksonville's real estate landscape divides into distinct regions, each with unique characteristics and price points. The Beaches area, including Neptune Beach, Atlantic Beach, and Ponte Vedra Beach, commands premium prices for oceanfront and near-ocean properties, while downtown Jacksonville has experienced significant revitalization with new condominiums and loft conversions attracting young professionals and empty nesters seeking urban amenities.

Suburban growth continues to surge in areas like Mandarin, Orange Park, and Fleming Island, where new construction and master-planned communities offer families modern amenities and top-rated schools. The Southside and San Marco neighborhoods provide established charm with historic homes and walkable business districts, while the Northside presents affordable housing options and emerging development opportunities that savvy investors are beginning to recognize.

Market Dynamics and Geographic Complexity

What makes Duval County particularly intriguing is its absorption of multiple smaller municipalities and unincorporated areas, creating micro-markets with vastly different demographics, pricing structures, and growth patterns. Areas like Fernandina Beach offer historic charm and resort-style living, while neighborhoods closer to Naval Air Station Jacksonville cater to military families with specific housing needs and timeline requirements.

The market benefits from Florida's lack of state income tax, a growing logistics and financial services sector, and Jacksonville's position as a major port city, all of which drive consistent population growth and housing demand. Surprisingly, despite its size, Duval County maintains relatively affordable housing compared to other major Florida metros, though waterfront properties and luxury developments in areas like Ponte Vedra can reach seven-figure price points.
