About Apryll Van Pelt

Apryll and her husband Grady are proud parents of three children: Jolie, Jenna, and Mason. A resident of Tulia for over two decades, Apryll is an active member of the National, Texas, and Plainview Associations of Realtors. Her commitment to the Tulia community is evident through her extensive involvement in various local organizations.

For more than ten years, she has served as the assistant teacher for the 1st to 5th-grade children's choir at First Baptist Church and is currently a member of the Youth Committee. Apryll has dedicated eight years to the Chamber of Commerce, including a term as Vice President from 2014 to 2015. Additionally, she contributed six years to the Swisher County Museum Board, serving as Secretary from 2014 to 2016 and as President from 2017 to 2019. Her leadership extends to the Tulia United Community Fund, where she has been on the board of directors for seven years, three of which she served as Secretary.

Currently, Apryll holds the position of President of the Plainview Association of Realtors and has been an active board member for five years.

In her leisure time, she cherishes moments spent with her family, participates in church activities, enjoys arrowhead hunting and metal detecting, and takes pleasure in decorating and watching her children excel in sports. Apryll is dedicated to serving the public and is passionate about assisting clients with their real estate needs. Her favorite scripture, Jeremiah 29:11, reflects her optimistic outlook: “For I know the plans I have for you,” declares the Lord, “Plans to prosper you and not to harm you, plans to give you hope and a future.”

The Swisher County, Texas real estate market operates as a tight-knit community where agricultural heritage meets modern development opportunities. With only 8 actively licensed agents serving the entire county, this market represents one of the most concentrated professional networks in the Texas Panhandle, where personal relationships and local expertise drive transactions more than flashy marketing campaigns.

What makes Swisher County particularly intriguing is that all 8 licensed agents maintain email communication, indicating a tech-savvy professional base despite the rural setting. This complete digital connectivity suggests a market that's surprisingly modern in its operations, even as it maintains its agricultural roots centered around Tulia, the county seat, and smaller communities like Happy and Kress.

Major Swisher County, Texas Real Estate Markets

Tulia dominates as the primary real estate hub, accounting for roughly 60% of all residential transactions in Swisher County. The city's historic downtown district has seen unexpected revitalization, with young families drawn to affordable Victorian-era homes and proximity to agricultural employment opportunities. Meanwhile, the smaller communities of Happy and Kress offer even more affordable entry points, with many properties featuring substantial acreage that appeals to buyers seeking rural lifestyle changes.

The county's geographic position along Highway 87 creates interesting market dynamics, as it serves as a corridor between Lubbock and Amarillo metro areas. This connectivity has sparked interest from remote workers and retirees who want rural tranquility without complete isolation from urban amenities, leading to a surprising 15% increase in out-of-county buyers over the past two years.

Market Dynamics and Geographic Complexity

Swisher County's real estate landscape reflects its agricultural economy, with farmland sales often driving the highest-dollar transactions. The market experiences seasonal fluctuations tied to crop cycles, creating unique timing considerations that outside investors frequently underestimate. Winter months typically see residential activity slow dramatically, while spring brings both residential moves and significant agricultural land transactions.

The limited agent pool creates an environment where collaboration often trumps competition, with agents frequently sharing listings and coordinating showings across the county's 900+ square miles. This cooperative approach means market knowledge spreads quickly among professionals, but also creates challenges for businesses trying to penetrate the market without established local relationships.

Why Businesses Need Swisher County, Texas Agent Contact Data

Financial services companies and agricultural lenders find Swisher County agent contacts invaluable for identifying emerging opportunities in farmland transactions and rural development projects. These agents possess irreplaceable knowledge about family succession planning, land use changes, and upcoming estate sales that rarely appear in public databases until deals are nearly complete.

Property technology companies and home service providers benefit enormously from direct agent relationships in Swisher County, where referral-based business models thrive due to the tight-knit professional community. The fact that all agents maintain email communication makes them accessible for partnership discussions, market research, and service expansion planning in ways that larger, more fragmented markets simply cannot match.
