About Charles Latham

Years ago, the idea of a career in real estate would have seemed improbable to him. Initially pursuing a path in property management, he found himself drawn into real estate sales after completing the necessary licensing courses. In 1989, he and his wife established a cleaning business, which flourished over the years. As their clientele expanded, many customers requested services beyond general cleaning, steering them toward property management.

Unbeknownst to him, obtaining a real estate license required demonstrating sales experience under a broker's mentorship, marking the beginning of his journey in real estate. He leveraged his existing customer base from the cleaning company to build a successful career, ultimately listing and selling a diverse range of properties throughout the Capital District and the Adirondacks. As a seventh-generation resident of Saratoga Springs, he possesses an in-depth knowledge of the local area.

What distinguishes him from other agents is his strong service-oriented background. Before launching the cleaning business, he dedicated 12 years to Saratoga Hospital, starting as a dishwasher at 16 and advancing to a computer operator in the data processing department by the age of 28.

He shares his life with his wife, Dawn, who hails from Basingstoke, England. Together, they have raised two sons, both of whom are now industrious adults living in nearby Greenfield Center. He graduated from Ballston Spa High School in 1981 and later earned an Associate of Science degree in Business Administration from Adirondack Community College in Queensbury.

Outside of work, he enjoys outdoor activities with Dawn and their dogs, whether hiking, gardening, attending concerts, or participating in the numerous outdoor events and celebrations that the region offers. They feel fortunate to call this beautiful corner of the world home, and he is eager to help others discover its charm as well.

If you need to reach working real estate agents in Saratoga County, New York, this list was built for you. Mortgage lenders, title companies, and insurance providers use it to get in front of agents who close deals and refer clients. PropTech platforms use it to demo new tools directly to the agents most likely to adopt them. Recruiters use it to identify licensed talent, and continuing education providers use it to promote required CE courses to agents who need them on a deadline.

The decision to buy a Saratoga County real estate agent email list comes down to one question: do you need to reach these agents efficiently or not? If you're running cold email campaigns, doing direct outreach, or building a prospect pipeline in this specific market, a targeted county-level list beats any scraped or stitched-together alternative you'll find elsewhere.

Why Buy a Saratoga County Real Estate Agent Email List From Dr Bill

Every record in this list is sourced directly from the New York State real estate licensing board, which means you're reaching agents who are actively licensed — not expired, not inactive. New emails are added weekly, the full list is cleaned monthly, and it's completely rebuilt from source data every six months. That process is what backs our 96% deliverability guarantee, which is something cheap data vendors simply cannot offer because they don't do the maintenance work.

Dr Bill has been in the list business since 2005 and has sold over 31,000 lists to B2B marketers, lenders, recruiters, and service providers across every industry that touches real estate. The Saratoga County agent list currently contains {{AGENT_COUNT}} verified agents, including {{CELL_COUNT}} with confirmed cell phone numbers. You won't find that combination of depth and accuracy from a discount list broker.

How to Use This Saratoga County Agent List

The most common use is cold email outreach through platforms built for it. Zap Contact (zapcontact.com) is one of the better cold-email platforms that works well with this data, giving you the deliverability controls and sequencing you need for agent outreach. You can also use the list for direct mail campaigns, ringless voicemail drops to the cell numbers, or uploading the emails to LinkedIn for matched audience targeting.

For smarter segmentation, the list distinguishes between broker-owners and sales agents, which matters if your offer speaks differently to someone running an office versus someone focused purely on transactions. Split your campaigns accordingly and you'll see meaningfully better response rates than blasting the full file as one audience.

Why Saratoga County, New York Agent Data Matters

Saratoga County covers a range of distinct markets — from Saratoga Springs and Ballston Spa to Clifton Park and Mechanicville — and the agents working those areas are not the same as agents covering Albany or Schenectady. With {{AGENT_COUNT}} active licensed agents operating across these communities, there's a real concentration of reachable professionals here. No other vendor offers zip code-level targeting within Saratoga County, which means you can isolate exactly the towns and corridors that match your service territory.

Statewide blasts are wasteful if your service, product, or offer is locally relevant. County and zip code targeting lets you spend your outreach budget only on the agents who are actually operating in your market. That precision is why serious B2B marketers choose county-level data over broad state lists every time.
