About Christine Bradshaw

Christine Bradshaw hails from South Florida, where her passion for real estate was nurtured from an early age. Growing up, she observed her father, a general contractor, expand his business from a modest team in the 1970s to a workforce of over 300 by the 1990s. This experience, coupled with her parents' strong work ethic, instilled in Christine a deep-seated drive for success.

She earned her Bachelor’s degree in Computer Information Systems from Arizona State University, graduating with honors. During her time at ASU, Christine was actively engaged in campus life, serving as a teaching assistant for two professors. After completing her degree, she and her husband chose to remain in Scottsdale, Arizona, where she was recruited by a Philadelphia-based software firm as a business analyst. Her aptitude quickly led to a promotion to senior business analyst, where she managed a significant pharmaceutical company’s variable compensation program for one of its largest sales forces.

As her family grew, Christine and her husband sought to return to South Florida to be closer to her parents. Following a management opportunity for her husband, they relocated and lived in Wellington and Lakewood Ranch before settling in St. Augustine in 2012. During this period, Christine took a break from her career to focus on raising their three daughters, while remaining actively involved in the community. She currently serves as the President of the TNT Gymnastics Booster Club in Jacksonville, supporting her daughters in their various sports endeavors.

Christine takes immense pride in her daughters. Hailey, a graduate of the International Baccalaureate program at Nease High School, is now pursuing Health Science at the University of Florida with aspirations of attending medical school. Emily and Riley are students at The Bolles School, where they are also engaged in school athletics.

With a fervent dedication to real estate, Christine aims to provide her clients with an outstanding experience. She believes that giving 100% to every task distinguishes those who merely hope for success from those who achieve it. Her tenacity, meticulous attention to detail, and exceptional customer service skills equip her to assist clients in finding their ideal home or selling their current property. Regardless of price point or location, Christine is committed to exceeding her clients' expectations and delivering a truly remarkable experience. She is also a Guild member of the Institute for Luxury Home Marketing.

Major Duval County, Florida Real Estate Markets

Jacksonville's real estate landscape divides into distinct regions, each with unique characteristics and price points. The Beaches area, including Neptune Beach, Atlantic Beach, and Ponte Vedra Beach, commands premium prices for oceanfront and near-ocean properties, while downtown Jacksonville has experienced significant revitalization with new condominiums and loft conversions attracting young professionals and empty nesters seeking urban amenities.

Suburban growth continues to surge in areas like Mandarin, Orange Park, and Fleming Island, where new construction and master-planned communities offer families modern amenities and top-rated schools. The Southside and San Marco neighborhoods provide established charm with historic homes and walkable business districts, while the Northside presents affordable housing options and emerging development opportunities that savvy investors are beginning to recognize.

Market Dynamics and Geographic Complexity

What makes Duval County particularly intriguing is its absorption of multiple smaller municipalities and unincorporated areas, creating micro-markets with vastly different demographics, pricing structures, and growth patterns. Areas like Fernandina Beach offer historic charm and resort-style living, while neighborhoods closer to Naval Air Station Jacksonville cater to military families with specific housing needs and timeline requirements.

The market benefits from Florida's lack of state income tax, a growing logistics and financial services sector, and Jacksonville's position as a major port city, all of which drive consistent population growth and housing demand. Surprisingly, despite its size, Duval County maintains relatively affordable housing compared to other major Florida metros, though waterfront properties and luxury developments in areas like Ponte Vedra can reach seven-figure price points.
