About Christopher Sites

Chris embarked on his real estate career shortly after purchasing his first home, a decision sparked by a conversation with his Realtor. This pivotal moment followed his return from a deployment in Iraq, where he served with the 1-108th Field Artillery Unit based in Carlisle, PA. Seeking a backup plan for his career, Chris utilized the time before returning to college to complete real estate courses.

In the spring of 2010, he resumed his studies at Lock Haven University, pursuing a degree in Health and Physical Education. He proudly graduated Magna Cum Laude with a Bachelor of Arts degree in the fall of 2011. However, he soon recognized the competitive nature of the job market for full-time teaching positions. During this transitional period, Chris gained valuable experience by substitute teaching and assisting on his wife’s family dairy farm, where he was involved in various tasks from feeding calves to making repairs.

In April 2012, Chris concluded an eight-year commitment to the Pennsylvania National Guard, a journey that began when he enlisted at the age of 17. Shortly thereafter, he made the decision to fully commit to a career in real estate.

Chris is supported in his endeavors by his wife, Brooke, who manages their household while raising their three wonderful children. He considers himself fortunate to have such a loving family.

His business thrives largely due to the unwavering support of friends, siblings, parents, and extended family, who provide referrals that have contributed to his steady growth year after year.

Chris looks forward to connecting with you and learning about your real estate needs. He appreciates any opportunity to assist you and hopes to build a lasting relationship in the process.

Adams County, Pennsylvania's real estate market reflects the unique character of a region steeped in Civil War history while experiencing steady growth as part of the broader south-central Pennsylvania corridor. Located just north of the Maryland border and anchored by the historic town of Gettysburg, this market attracts a diverse mix of history enthusiasts, retirees, and families seeking affordable alternatives to higher-priced metropolitan areas. The county's 177 actively licensed real estate agents serve a population drawn to the area's rural charm, proximity to major cities, and surprisingly robust tourism economy.

What makes Adams County particularly interesting is its dual nature as both a destination market and a commuter-friendly region. Properties range from historic homes in Gettysburg's borough to sprawling farmland conversions and modern developments in communities like Littlestown and New Oxford. The market benefits from consistent tourism traffic, which supports both residential sales and a thriving vacation rental sector that many agents have learned to navigate skillfully.

Major Adams County, Pennsylvania Real Estate Markets

Gettysburg dominates the county's real estate landscape, offering everything from meticulously preserved 18th and 19th-century homes to contemporary developments on the borough's expanding edges. The town's status as a National Historic Landmark creates unique opportunities and constraints, with properties near the battlefield commanding premium prices while historic district regulations influence renovation and development patterns. Surrounding townships like Cumberland and Mount Pleasant have emerged as popular alternatives, offering larger lots and newer construction at more accessible price points.

The county's eastern communities, including Littlestown and parts of Germany Township, have experienced notable growth as buyers discover their convenient access to both Baltimore and York metropolitan areas. Meanwhile, the western reaches near Fairfield attract buyers seeking rural retreats and agricultural properties. Each submarket requires specialized knowledge, from understanding historic preservation guidelines in Gettysburg to navigating agricultural zoning in the county's farming communities.

Market Dynamics and Geographic Complexity

Adams County's real estate market operates with surprising complexity despite its relatively small size. Seasonal fluctuations tied to tourism create unique timing opportunities, while the area's appeal to retirees generates steady demand for ranch-style homes and low-maintenance properties. The agricultural heritage means many transactions involve parcels with development potential or existing farming operations, requiring agents with specialized expertise in land use and zoning regulations.

Price variations across the county can be dramatic, with premium battlefield-adjacent properties in Gettysburg selling alongside affordable starter homes in communities like Biglerville and East Berlin. This diversity creates opportunities for agents who understand how to match clients with the right submarkets, whether they're seeking historic charm, modern amenities, or rural tranquility.

Why Businesses Need Adams County, Pennsylvania Agent Contact Data

Service providers targeting Adams County's real estate market must understand that all 177 licensed agents maintain email contact information, making digital outreach both viable and essential. These agents serve clients with diverse needs, from first-time homebuyers exploring affordable options to investors capitalizing on the tourism economy. Companies offering services like home inspections, mortgage lending, or property management can benefit from targeted outreach that acknowledges the county's unique market segments.

The concentration of agents in a relatively small geographic area creates opportunities for businesses to build strong local partnerships. Whether providing title services, home improvement solutions, or marketing support, companies that understand Adams County's blend of historic preservation, agricultural heritage, and growing residential development can position themselves as valuable resources to agents navigating this distinctive market landscape.
