About Claudia Kittrell

Claudia brings over three decades of experience to the real estate industry, consistently ranking as a top producer throughout her career. As a dedicated Broker Associate, she is available around the clock to assist her clients. Her passion for promoting Ardmore stems from the community's rich offerings and vibrant lifestyle.

A graduate of the University of Oklahoma with a Bachelor of Fine Arts, Claudia's creative approach enables her to navigate complex transactions effectively. Prior to her real estate career, she spent seven and a half years teaching at Ardmore High School and held a part-time position at Oak Hall Episcopal School.

Having grown up in Ardmore, Claudia is deeply rooted in the community. Her son, Christopher, holds a degree in Finance and Economics from Oklahoma State University and is currently employed by Chesapeake Energy in Oklahoma City. Claudia married her high school sweetheart a decade ago and is the proud mother of Emily, who earned a Master’s Degree in Occupational Therapy from the University of Oklahoma and practices in Oklahoma City. Her husband, Stan, is a retired Executive Director of Adult Day Services and former school principal, sharing a birthday with their son—a delightful coincidence.

Claudia finds joy in gardening, listening to classic music, and spending time by the ocean. She is also a devoted grandmother to two granddaughters, Heidi, age five, and Rosie, just two months old. With a strong appreciation for her family, friends, and personal freedom, Claudia recognizes her good fortune as a baby boomer surrounded by a supportive network and a thriving business.

Her commitment to the community is evident through her volunteer work at Ardmore's Soup Kitchen. Claudia serves on the board of the Ardmore Day Nursery, is the President of the Board of Arbuckle Life Solutions, and is involved with Ardmore Village. Additionally, she is an active member of St. Philip's Episcopal Church, the Goddard Center, the Main Street Authority, and the Chamber of Commerce. On the professional front, she is a board member of the Southern Oklahoma Board of Realtors and a member of both the Oklahoma Association of Realtors and the National Association of Realtors. Claudia is also a graduate of Leadership Ardmore.

Claudia collaborates closely with many of Ardmore's leading builders and has a keen interest in commercial real estate. Her commitment to excellence in real estate, combined with her ability to cater to a diverse clientele—from first-time homebuyers to executives and retirees—ensures a seamless home-buying experience for all her clients.

Carter County, Oklahoma presents a fascinating real estate landscape that defies typical rural market expectations. Located in south-central Oklahoma along the Texas border, this county encompasses diverse property types ranging from historic downtown Ardmore commercial districts to sprawling ranch properties and emerging suburban developments. The market here moves to a different rhythm than major metropolitan areas, with agricultural land transactions, oil and gas mineral rights, and residential properties creating a complex web of opportunities that requires local expertise to navigate effectively.

What makes Carter County particularly intriguing is its position as a regional economic hub anchored by Ardmore, combined with smaller communities like Lone Grove, Dickson, and Wilson that each maintain distinct market characteristics. The presence of Michelin North America's manufacturing facility and the proximity to major transportation corridors has created unexpected demand patterns, with industrial and residential properties experiencing steady appreciation even during broader market downturns.

Major Carter County, Oklahoma Real Estate Markets

Ardmore dominates the county's real estate activity as the largest city and commercial center, where historic downtown revitalization projects have sparked renewed interest in mixed-use properties and loft conversions. The city's proximity to Lake Murray State Park has also created a robust vacation rental and recreational property market that attracts buyers from the Dallas-Fort Worth metroplex. Meanwhile, Lone Grove has emerged as a preferred location for families seeking newer construction and modern amenities while maintaining small-town charm.

The rural areas surrounding these population centers offer entirely different investment opportunities, with cattle ranches, hunting properties, and farmland commanding premium prices due to their scarcity and multi-generational ownership patterns. These transactions often involve complex negotiations around water rights, mineral leases, and agricultural exemptions that require deep local knowledge to structure properly.

Market Dynamics and Geographic Complexity

Carter County's real estate market operates on multiple timelines simultaneously, with residential properties typically selling within 45-90 days while commercial and agricultural deals can take six months to over a year to complete. This creates unique challenges for agents who must maintain expertise across vastly different property types and buyer demographics, from first-time homebuyers to sophisticated agricultural investors and mineral rights speculators.

The county's position along Interstate 35 has created development pressure in certain corridors, leading to surprising price appreciation in previously overlooked areas. Local agents report that properties with future development potential often trade at significant premiums, while established neighborhoods near quality schools maintain strong demand despite limited inventory.
