About Deborah Sasser

### Professional Background

Deborah transitioned from a successful career in computer programming back to her passion for real estate in 2003. With nearly two decades of experience in single-family residential construction and real estate in Southwest Florida, she returned to her roots, earning a degree in Real Estate and Property Management from Sinclair Community College in 2004. Her exceptional sales performance and leadership skills earned her the title of DABR Salesperson of the Year in January 2013.

Deborah has actively contributed to local REALTOR® associations and community initiatives. She became a member of the Dayton Chapter of the Women’s Council of REALTORS® in 2008, subsequently serving as Vice President of Membership in 2009 and as President in 2011. Her leadership extended to the Ohio Association of REALTORS®, where she was appointed as a Director in 2008 and later joined the Executive Committee in 2012. Deborah has also been re-elected to the Dayton Area Board of REALTORS® for multiple terms, reflecting her peers' trust in her leadership.

In addition to her real estate practice, Deborah has been recognized for her ability to educate and inspire others. She serves as an Adjunct Faculty member at Sinclair Community College, teaching pre-license courses, and has also been an instructor at Hondros College, where she conducts pre- and post-license classes as well as continuing education sessions.

Deborah specializes in assisting clients with the purchase and sale of single-family homes and investment properties throughout the Miami Valley, including areas such as Beavercreek, Fairborn, Bellbrook, and Kettering. Major Greene County, Ohio Real Estate Markets

Beavercreek stands as Greene County's crown jewel, offering upscale residential communities and proximity to Wright-Patterson Air Force Base, which creates consistent demand from military families and defense contractors. Fairborn complements this dynamic with more affordable housing options while maintaining excellent school districts, making it particularly attractive to young families and first-time homebuyers seeking value without sacrificing quality of life.

Xenia, the county seat, provides a fascinating blend of historic charm and revitalization efforts, with downtown development projects attracting investors interested in mixed-use properties and commercial real estate opportunities. Yellow Springs adds an artistic and educational dimension to the market, thanks to Antioch College's influence, creating unique demand for eclectic properties and sustainable housing options that appeal to creative professionals and academics.

Market Dynamics and Geographic Complexity

Greene County's real estate market benefits from its strategic position within the Dayton metropolitan statistical area while maintaining distinct suburban and rural character zones. The county experiences surprising price variations across relatively short distances, with Beavercreek commanding premium prices while areas like Cedarville offer exceptional value for buyers seeking small-town atmosphere with big-city accessibility.

Seasonal patterns here differ from typical Ohio markets due to the military presence and academic calendar influences, creating off-peak opportunities that savvy investors and businesses can leverage. The market also shows remarkable resilience during economic fluctuations, largely due to the stable employment base provided by Wright-Patterson Air Force Base and the diverse mix of manufacturing, healthcare, and educational institutions throughout the region.
