In 2013, he collaborated with a local developer on the acquisition and development of a historic 12-story building located at 1023 S Broadway. This ambitious project aimed to create a 305-key hotel, complemented by 65,000 square feet of creative office space and ground-floor retail. As a development partner, Dennis was responsible for project conceptualization, initial design, highest and best use analysis, financial underwriting, and on-site coordination. The partnership successfully placed the property into escrow in 2013, and in 2015, the investment group received an offer, ultimately assigning the purchase rights to another investor, who completed the acquisition in spring 2016. The total estimated costs for this project were around $155 million.

In addition to his development projects, Dennis served as a consultant for the Soho Warehouse project in downtown Los Angeles in 2015. He also conceptualized the Giannini Square project in 2014, envisioning a boutique hotel in the heart of downtown Los Angeles. This initiative, developed in collaboration with a local developer, ultimately led to the acquisition of the project by the Sydell Group.
