About Diana Kelly

Diana Kelly has called the beach home for over three decades. Originally hailing from Ohio, she spent her childhood summers on the shores of Sarasota, Florida, visiting her mother’s family. After earning a Bachelor’s degree in Business Marketing from the University of South Florida, Diana relocated to Jacksonville, where she embarked on a career in marketing and training with Florida National Bank’s retail and investment divisions.

Following the birth of her two sons, Diana pursued and obtained her teaching certification. During her time as a high school educator, she took on multiple roles, including activities director, softball coach, and co-director of the Miss Fletcher Scholarship Pageant. Additionally, she served as the marketing director for the Public Trust Environmental Legal Institute, a non-profit organization focused on environmental advocacy. A dedicated health and fitness enthusiast, Diana has developed and led both group and individual fitness programs. Her diverse background as an educator, trainer, and coach, combined with her marketing expertise and technological proficiency, equips her to expertly guide clients through the complexities of buying and selling real estate. Understanding that each client’s journey is unique, she is committed to aligning their lifestyle and preferences with a home that meets their needs.

Real estate is deeply ingrained in Diana’s background. Growing up in Ohio, she witnessed her parents build and sell several custom homes, which sparked her passion for the industry. “I loved visiting the job site during all phases of construction and enjoyed selecting materials and finishing touches for each project. Since then, I have bought, sold, built, and renovated homes, finding joy in every aspect of the process.”

In her leisure time, Diana enjoys engaging in activities such as dance and yoga classes, cycling, golfing, walking on the beach, gardening, and pursuing her passion for photography. She has also been actively involved in philanthropic efforts, including organizing educational forums and fundraising for organizations that support children with special needs, as well as volunteering with environmental groups.

Major Duval County, Florida Real Estate Markets

Jacksonville's real estate landscape divides into distinct regions, each with unique characteristics and price points. The Beaches area, including Neptune Beach, Atlantic Beach, and Ponte Vedra Beach, commands premium prices for oceanfront and near-ocean properties, while downtown Jacksonville has experienced significant revitalization with new condominiums and loft conversions attracting young professionals and empty nesters seeking urban amenities.

Suburban growth continues to surge in areas like Mandarin, Orange Park, and Fleming Island, where new construction and master-planned communities offer families modern amenities and top-rated schools. The Southside and San Marco neighborhoods provide established charm with historic homes and walkable business districts, while the Northside presents affordable housing options and emerging development opportunities that savvy investors are beginning to recognize.

Market Dynamics and Geographic Complexity

What makes Duval County particularly intriguing is its absorption of multiple smaller municipalities and unincorporated areas, creating micro-markets with vastly different demographics, pricing structures, and growth patterns. Areas like Fernandina Beach offer historic charm and resort-style living, while neighborhoods closer to Naval Air Station Jacksonville cater to military families with specific housing needs and timeline requirements.

The market benefits from Florida's lack of state income tax, a growing logistics and financial services sector, and Jacksonville's position as a major port city, all of which drive consistent population growth and housing demand. Surprisingly, despite its size, Duval County maintains relatively affordable housing compared to other major Florida metros, though waterfront properties and luxury developments in areas like Ponte Vedra can reach seven-figure price points.
