About Edina Amundsen

Edina was born and raised in the former Yugoslavia, where she completed her education through the 13th grade. In 1970, she relocated to West Germany with the intention of saving money to return home and pursue a degree in Mechanical Drafting. A job opportunity awaited her in her hometown of Tešanj, Bosnia, upon completion of her studies.

During her time in Germany, Edina met her husband, an American soldier. The couple spent the next seven and a half years in Germany before being transferred to Fort Bragg, North Carolina, in 1977. Initially, due to language barriers, Edina found employment in the food service industry, where she forged lasting friendships that continue to this day.

Recognizing the need to advance her career to support her family, Edina seized the opportunity to become a food manager at KFC through AAFES. This role allowed her to connect with numerous real estate professionals who encouraged her to consider a career in real estate, citing her strong interpersonal skills and her genuine passion for helping others.

In 1986, Edina made the pivotal decision to transition into real estate, a choice she has never regretted. She finds immense fulfillment in her work, viewing her clients as an extension of her family. Outside of her professional life, Edina enjoys a variety of hobbies, including reading, sewing, outdoor activities, painting, crafting, baking, and listening to classical music. She is deeply grateful for her fulfilling life, which includes three sons and a grandson who will celebrate his third birthday in January 2010. Edina’s faith is a cornerstone of her life, guiding her in all her endeavors.

Major Cumberland County, North Carolina Real Estate Markets

Fayetteville dominates as the county's primary real estate hub, offering everything from historic downtown properties to sprawling suburban developments. The city's proximity to Fort Bragg drives consistent demand for rental properties and starter homes, while areas like Haymount and downtown Fayetteville attract investors seeking renovation opportunities. Spring Lake, Hope Mills, and Eastover represent growing suburban markets, each with distinct characteristics appealing to different buyer segments.

The western portions of Cumberland County feature more rural and agricultural properties, attracting buyers seeking larger lots and country living within commuting distance of Fayetteville. Areas like Stedman and Wade offer a different pace of life while remaining connected to the county's economic centers. This geographic diversity creates multiple micro-markets, each requiring specialized knowledge and targeted marketing approaches.

Market Dynamics and Geographic Complexity

Cumberland County's real estate market operates on unique cycles heavily influenced by military deployment schedules and PCS (Permanent Change of Station) moves. Peak selling seasons often align with summer PCS periods, creating predictable but intense activity bursts. The constant influx of military families creates steady demand for mid-range housing, while civilian growth supports luxury and custom home markets.

The market's complexity extends beyond military influence to include diverse neighborhoods with varying price points, from affordable starter homes to upscale developments. Areas near Fort Bragg experience different appreciation patterns than civilian-focused neighborhoods, and agents must understand these nuances to effectively serve clients. The mix of VA loans, conventional financing, and cash purchases from relocating families creates a sophisticated lending environment.
