About Edward Reeve

Originally hailing from Stirling, Scotland, this real estate professional relocated to Jacksonville in the summer of 2016 to join his wife, a native of the area. He holds a Bachelor's degree in Environmental Sciences and previously established and managed a successful private hire and taxi company in Stirling for seven years, which he sold just prior to his move to Florida. He is pleased to report that the business continues to thrive under new ownership.

Upon settling in Florida, he embraced the opportunity to explore a new career path. Guided by the encouragement of family and new acquaintances, he embarked on a journey in real estate, which mirrored the responsibilities and opportunities he had experienced as a business owner in Scotland.

He began his real estate career with a small, family-owned agency in Jacksonville, where he spent 18 months honing his skills. This experience paved the way for a position with the Welch Team at Keller Williams, a move he eagerly embraced. The team’s commitment to excellence, passion, and professionalism resonated with him, and he was particularly drawn to their emphasis on continuous education and expertise. Understanding that mere competence is insufficient, the Welch Team strives to remain at the forefront of the industry, ensuring clients receive exceptional service whether they are buying, selling, or investing.

His dedication to professional growth is exemplified by his pursuit of becoming a "Nocatee Certified Agent," which has equipped him with valuable insights into one of America's fastest-growing residential communities.

Proud of his Scottish heritage, he often celebrates his roots, even donning a kilt when the occasion calls for it. However, he has fully embraced the Florida lifestyle and appreciates the vibrant community of Northeast Florida. The positive attitudes and outlook of its residents resonate with him, fueling his enthusiasm for a career in real estate in this remarkable region.

Major Duval County, Florida Real Estate Markets

Jacksonville's real estate landscape divides into distinct regions, each with unique characteristics and price points. The Beaches area, including Neptune Beach, Atlantic Beach, and Ponte Vedra Beach, commands premium prices for oceanfront and near-ocean properties, while downtown Jacksonville has experienced significant revitalization with new condominiums and loft conversions attracting young professionals and empty nesters seeking urban amenities.

Suburban growth continues to surge in areas like Mandarin, Orange Park, and Fleming Island, where new construction and master-planned communities offer families modern amenities and top-rated schools. The Southside and San Marco neighborhoods provide established charm with historic homes and walkable business districts, while the Northside presents affordable housing options and emerging development opportunities that savvy investors are beginning to recognize.

Market Dynamics and Geographic Complexity

What makes Duval County particularly intriguing is its absorption of multiple smaller municipalities and unincorporated areas, creating micro-markets with vastly different demographics, pricing structures, and growth patterns. Areas like Fernandina Beach offer historic charm and resort-style living, while neighborhoods closer to Naval Air Station Jacksonville cater to military families with specific housing needs and timeline requirements.

The market benefits from Florida's lack of state income tax, a growing logistics and financial services sector, and Jacksonville's position as a major port city, all of which drive consistent population growth and housing demand. Surprisingly, despite its size, Duval County maintains relatively affordable housing compared to other major Florida metros, though waterfront properties and luxury developments in areas like Ponte Vedra can reach seven-figure price points.
