About Elaine Melby

Elaine H. Melby, a native of Nashville, Tennessee, graduated cum laude from Middle Tennessee State University in 1971, earning a Bachelor of Science in English and Secondary Education. She furthered her education with graduate studies at Southern Illinois University in Carbondale. Following six years as an eighth-grade language arts teacher in Harrisburg, Illinois, Elaine transitioned to a career in real estate, joining Century 21 House of Realty, Inc. in 1978.

From 1980 to 2006, Elaine held various roles within the company, including recruiter, trainer, Broker/Manager, and ultimately Owner/President. Under her leadership, the firm expanded from two offices in 1982 to five by 2001, employing 75 agents and 12 support staff to serve Williamson, Jackson, Johnson, and neighboring counties in Southern Illinois. Her Century 21 franchises, located in Marion, Carterville, Lake of Egypt, Carbondale, and Murphysboro, became the largest and most productive real estate operation in the 27-county Egyptian Board of Realtors, consistently ranking among the top 100 Century 21 offices nationwide.

After selling the company in 2006, Elaine continued her involvement as a trainer and manager before assuming her current role as a Broker. Her commitment to the community is evident through her 12 years on the Carterville School Board and her long-standing membership in the Marion Rotary Club, where she made history as the first female president in 2003. Elaine is a three-time Paul Harris Fellow and a sustaining member of the Rotary Foundation. Additionally, she has served on the Board of the Carterville Chamber of Commerce, including a term as President in 2006, and has been recognized multiple times as Chamber Member of the Year.

Elaine has held leadership positions in various organizations, including President of the Century 21 St. Louis Broker Council, Vice President of the Heartland Regional Medical Center Board, and Director of First Southern Bank. She is also a past President and Board member of the John A. Logan College Foundation. Her contributions to the community have earned her several accolades, including recognition as one of the Southern Illinoisan newspaper's "Leaders Among Us" in 2004, being named an "Inspiring Woman of Achievement" by the Southern Illinois University Foundation in 2005, and receiving the Citizen of the Year award from the Marion Chamber of Commerce in 2008. In 2014, she was honored as Realtor of the Year by the Egyptian Board of Realtors.

Elaine and her husband, David, who have been married for over 45 years, have one son, Ben, and two grandchildren, Gavin and Mylee. They are active members of Epiphany Lutheran Church in Carbondale, where Elaine has served on the Church Council, taught Sunday School, and chaired the Building Fund. In her leisure time, she enjoys tennis, golf, boating in Florida, attending musicals, and reading. Elaine views her role as a real estate professional as an opportunity to educate clients, empowering them to make informed decisions, and considers it a privilege to serve in this capacity.

Major Williamson County, Illinois Real Estate Markets

Marion stands as the county seat and primary commercial hub, driving much of the residential activity with its diverse housing stock and proximity to major employers like Heartland Regional Medical Center. The city's established neighborhoods offer everything from historic homes near downtown to newer subdivisions that attract young families. Carterville adds another dimension to the market, with its excellent school district creating strong demand for family-oriented properties, while Herrin contributes industrial-adjacent housing options that serve the area's manufacturing workforce.

The county's smaller communities like Johnston City, Crainville, and Energy each contribute distinct market segments, from rural properties with acreage to modest residential developments. Lake of Egypt area properties command premium prices due to recreational appeal, while communities closer to Interstate 57 benefit from accessibility to both St. Louis and Paducah markets, creating unique cross-regional buyer interest that local agents navigate expertly.

Market Dynamics and Geographic Complexity

Williamson County's real estate market operates with surprising complexity despite its relatively modest population base. The presence of Southern Illinois University's influence from neighboring counties creates rental investment opportunities, while the area's energy sector employment provides stability that supports both residential sales and commercial development. Local agents frequently handle transactions that span multiple property types, from lakefront recreational homes to agricultural land conversions.

Price points vary dramatically across the county's geography, with waterfront properties around Crab Orchard Lake commanding significantly higher values than similar-sized homes in traditional neighborhoods.
