About Gwen Killion

Gwen Hettinger Killion brings three decades of real estate expertise to her role as a leading agent at Schuler Bauer ERA, consistently ranking among the top producers both statewide and regionally. With annual sales averaging $15 million, she exemplifies dedication and professionalism as a full-time realtor. Gwen has been honored multiple times with the Century 21 Centurion Producer Award, reflecting her exceptional service and production levels, which are recognized as among the best in the industry. Additionally, she is a perennial recipient of the Quality Service Award, a testament to the positive feedback she receives from her clients.

Specializing in relocation services for the Louisville, Prospect, and Oldham County areas, Gwen is a Certified Relocation Specialist. She collaborates closely with prominent relocation firms such as Cartus, Sirva, and Lexicon Plus. Her corporate clientele includes notable organizations such as UPS, Yum! Brands, GE, Raytheon, Kindred Healthcare, Kroger, the University of Louisville, and Humana, among others.

A native of Louisville, Kentucky, Gwen grew up in Indian Hills and attended Sacred Heart Academy. She earned her undergraduate degree from Vanderbilt University and holds a Master’s degree in Counseling Psychology from the University of Kentucky. Before transitioning to real estate, Gwen spent six years in Houston, Texas, as a licensed Counseling Psychologist, later moving into psychiatric healthcare marketing, where she served as the Director of Marketing for a private psychiatric hospital. Despite her success in Houston, Gwen and her husband, Kent, sought a smaller community to raise their family, leading them back to Louisville in 1990.

Upon returning, Gwen joined her family’s real estate business, leveraging her background in marketing, sales, and psychology in a new capacity. The Hettinger name is synonymous with homebuilding and real estate development in Louisville. When her father initiated the development of The Estates of Hunting Creek in Prospect, Gwen was there as a licensed realtor from the outset. Her real estate career flourished, confirming her passion for the field.

Gwen continues to be a top producer in the region. After spending most of her career at Century 21 JGH, she is now part of the newly branded Schuler Bauer ERA, where she maintains the same high standards of service and collaboration with her colleagues.

Residing in Prospect with her husband and three children, Gwen enjoys cheering on her kids at lacrosse games, relaxing by the pool at Hunting Creek Country Club, and preparing delicious Italian meals for family and friends when she’s not busy with real estate.

Jefferson County, Kentucky represents one of the state's most dynamic and economically significant real estate markets, anchored by Louisville and encompassing a diverse range of residential and commercial opportunities. The county's strategic position along the Ohio River, combined with its role as a major logistics and bourbon industry hub, has created a unique property landscape that attracts investors, homebuyers, and businesses from across the region.

With 3,420 total actively licensed agents serving the area, Jefferson County maintains a robust real estate infrastructure that reflects both the market's complexity and its sustained growth potential. What makes this market particularly noteworthy is that all 3,420 agents maintain email contact information, indicating a tech-savvy professional community that's well-positioned to serve modern clients' digital communication preferences.

Major Jefferson County, Kentucky Real Estate Markets

Louisville dominates Jefferson County's real estate landscape, offering everything from historic Victorian homes in the Highlands to modern condominiums in NuLu (New Louisville) and luxury estates in areas like Anchorage and Prospect. The city's famous bourbon trail proximity, Churchill Downs, and thriving downtown district have created distinct micro-markets with varying price points and buyer demographics. Neighborhoods like Crescent Hill and Clifton have experienced surprising gentrification, while areas such as St. Matthews and Middletown continue to attract families seeking established suburban communities.

Beyond Louisville proper, Jefferson County encompasses several incorporated cities including Jeffersontown, Shively, and Lyndon, each offering distinct market characteristics. The eastern portions of the county, including areas like Fern Creek and Highview, have seen significant residential development as Louisville's urban core pushes outward. Meanwhile, industrial and commercial real estate opportunities cluster around the airport area and along major transportation corridors, benefiting from Kentucky's central location for distribution and logistics operations.

Market Dynamics and Geographic Complexity

Jefferson County's real estate market exhibits fascinating seasonal patterns, with spring home sales often influenced by the Kentucky Derby's economic impact and the influx of visitors discovering the area's appeal. The market has shown remarkable resilience, with median home prices experiencing steady growth even during national downturns, partly due to the county's diverse economic base spanning healthcare, logistics, manufacturing, and bourbon production. Surprisingly, many neighborhoods within a 10-mile radius can vary dramatically in price and character, from million-dollar riverfront properties to affordable starter homes.

Geographic complexity adds another layer to Jefferson County's market dynamics, as the county includes both dense urban environments and sprawling suburban developments, plus rural areas in the outer reaches. The Ohio River creates premium waterfront opportunities, while the rolling hills characteristic of Kentucky's landscape offer scenic residential developments. This diversity means agents must understand multiple market segments simultaneously, from historic preservation requirements in Old Louisville to new construction standards in emerging subdivisions.
