About James Zeller

With over 35 years of expertise in sales leadership and customer service, this seasoned professional hails from Canton, Ohio, where he grew up in the Lake Cable community. His family operated a hardware, fireplace, and furniture business for more than four decades, originally founded by his father as Home Supply Company™ in 1949. As the business expanded, it was rebranded as Zellers New Dimensions in Living™, with additional locations in Akron, Ohio.

He graduated from Jackson High School in Massillon and earned a Bachelor of Science degree with a double major in Regional Geography and Speech and Drama from Bowling Green State University. Furthering his education, he attended the University of Southern California, pursuing a Master of Fine Arts in Technical Theater. Notably, he served as the Assistant Lighting Director for Perry Como's 1970 comeback at the International Hotel in Las Vegas.

While at Bowling Green, he met his wife, Suzanne. After selling the family business, he joined Burdines Department Stores in Sarasota, Florida, where he worked for 21 years, ultimately retiring in 2003 as Vice President and General Manager of the Altamonte Springs location (now Macy's). His career at Burdines included multiple promotions and relocations across seven different stores in Sarasota, Melbourne (twice), Fort Myers, Gainesville, Boca Raton, and Altamonte Springs.

Following his retirement, he joined Saks Inc. and relocated to Spartanburg, South Carolina. After 20 months, his division, Proffitts and McRaes, was sold to Belk, leading to his promotion as Vice President Regional Store Manager in Biloxi, Mississippi. His tenure there coincided with Hurricane Katrina, and he played a pivotal role in the recovery and rebuilding of Belk stores in the Gulf Coast Region, including the rapid reopening of the Biloxi store just 74 days after its destruction.

After more than five years with Belk, he retired for a second time and settled in the Ponte Vedra area. He is proud of his two children: Philip Janson Zeller, National Sales Manager for Prine Systems in Jacksonville, and Kimberly Marie Chandler, a Registered Dietitian in private practice, who is married to Jeffery Chandler, a former University of Florida football star and NFL kicker for the San Francisco 49ers. He also cherishes his granddaughter, Chloe Marie Chandler, born on January 21, 2010.

Community involvement is a priority for him; he has served as Retail Chairman for the United Way Campaign in Orlando and as a member of the Appropriations Committee for United Way of Spartanburg, South Carolina. His engagement extends to various Chambers of Commerce across Orlando, Melbourne, Boca Raton, Spartanburg, Altamonte Springs, and Biloxi.

In his leisure time, he enjoys kickboxing, sailing, football (his father was a founding board member of the Football Hall of Fame), offshore fishing with his son, who owns a 32-foot Pathfinder, and tennis.

At Watson Real Estate Corp, a company renowned for its commitment to high principles and exceptional customer service, he specializes in pricing and marketing homes to optimize seller profits, as well as assisting first-time homebuyers and facilitating luxury home sales and rentals.

Major Saint Johns County, Florida Real Estate Markets

St. Augustine anchors the county's real estate activity as both the county seat and a world-renowned tourist destination, creating unique market dynamics where historic properties command premium prices alongside new luxury developments. The city's real estate market spans everything from restored colonial-era homes in the historic district to modern waterfront condominiums, attracting both primary residents and vacation home buyers from across the nation.

Ponte Vedra Beach represents the county's luxury market segment, featuring some of Florida's most exclusive oceanfront properties and golf course communities that attract high-net-worth buyers seeking premier coastal living. Meanwhile, rapidly growing areas like Nocatee and World Golf Hall of Fame have emerged as major planned communities, offering family-oriented housing options that serve the county's expanding population of young professionals and retirees relocating from northern markets.

Market Dynamics and Geographic Complexity

Saint Johns County's real estate market operates across distinctly different geographic zones, each with unique pricing structures and buyer demographics that require specialized local knowledge to navigate effectively. The coastal areas command significantly higher prices due to ocean access and beach proximity, while inland communities offer more affordable options with easy access to Jacksonville's employment centers, creating natural market segmentation that influences agent specialization patterns.

What makes this market particularly intriguing is its ability to simultaneously serve vacation home buyers, retirees, young families, and luxury investors, often within the same geographic area. This complexity creates opportunities for agents who can effectively cross-market between different buyer segments, but it also demands sophisticated market knowledge and extensive professional networks to succeed consistently.

Why Businesses Need Saint Johns County, Florida Agent Contact Data

Companies serving the real estate industry find Saint Johns County's agent database particularly valuable because of the market's high transaction velocity and the agents' strong digital engagement patterns. With complete email coverage across all 7,727 licensed professionals, businesses can efficiently reach decision-makers who are actively working with clients in one of Florida's most desirable markets, maximizing marketing ROI and lead generation potential.

The county's diverse property types and price points create opportunities for businesses offering everything from luxury home services to first-time buyer programs, making the comprehensive agent contact database essential for companies seeking to establish meaningful market presence.
