In his inaugural year as a realtor, James achieved the distinction of being the top agent in closed sales for his local Coldwell Banker office. He continued to excel, becoming the leading MLS listing agent for both Coldwell Banker and the San Angelo area in his subsequent years. Notably, he was the first local recipient of a prestigious award in his first year, a recognition that had not been awarded to anyone in the area prior to 1992. He maintained this high level of performance, earning the award for five consecutive years before acquiring an interest in the local Better Homes and Gardens Real Estate franchise.

#### Background and Experience
A San Angelo native, James graduated from Angelo State University in 1969 with a degree in pre-med, majoring in biology and minoring in chemistry. Before transitioning to real estate, he served as Senior Vice President at a local bank for 23 years, where he gained comprehensive management experience in various lending sectors, including credit card operations, installment lending, mortgage, and commercial lending.

James furthered his banking education at the American Bankers Association’s National Commercial Lending Graduate School at the University of Oklahoma, and he graduated from the National Installment Credit School at the University of Colorado, as well as the Graduate School of Retail Bank Management at the University of Virginia. He also obtained four certificates from the American Institute of Banking (AIB).

His professional contributions extend to serving on the Legislative Committee of the Texas Bankers Association’s Installment Loan Division, as President of the local Credit Bureau, and as a member of the Board of Governors for the American Institute of Banking. Additionally, he has held leadership roles on the Board of the Better Business Bureau and as President of the San Angelo Association of Realtors.

For nearly four decades, James has been an active member of the music group The Cavaliers, known for their gold record "Last Kiss," which topped the charts in the mid-1960s. He has co-hosted live broadcasts for local television stations and performed with various musical ensembles, including the Kingsmen, a gospel quartet that toured England and Northern Ireland. His musical talents have also been showcased in the San Angelo Symphony Chorale and the Angelo Civic Theater's production of "Man from La Mancha."
