About John Chard

Tony launched his real estate career at the Running Y Ranch Resort in Southern Oregon, where he focused on luxury homes, townhomes, and chalets. Over eight years, he consistently ranked among the top producers at the resort before transitioning to the residential market in Klamath Falls. However, the allure of sunny weather prompted him and his family to relocate to Gilbert, Arizona. Alongside his wife, Carolina Chard, they established themselves as a husband-wife Realtor® team in Gilbert and the East Valley.

Their success was notable, particularly during the downturn of the real estate market, when Tony found himself negotiating short sales for numerous clients. His expertise caught the attention of Countrywide®, which approached him to help build a new short sale department in Arizona. In early 2008, he accepted a role as team manager, where he was instrumental in hiring, training, and developing the department. Following Countrywide's acquisition by Bank of America®, Tony took on the responsibility of overseeing the Freddie Mac closing department nationwide.

In early 2011, recognizing a significant need for assistance among sellers outside the banking system, Tony founded a company dedicated to guiding over 500 distressed sellers through the complexities of the short sale process. As the market began to recover, he and Carolina began acquiring and renovating distressed properties for resale, further applying his extensive knowledge to benefit his clients.

As the real estate landscape shifted in early 2020, Tony adeptly assisted numerous buyers and sellers in navigating the competitive market.

For those contemplating buying, selling, or investing in real estate, Tony invites you to reach out via call, text, or email. He is committed to sharing his most valuable resources: his time and expertise.

Jefferson County, Oregon's real estate market presents a fascinating study in rural diversification and outdoor recreation demand. Located in the heart of Central Oregon, this expansive county encompasses everything from high desert ranches to recreational properties near the Cascade Mountains. The market has experienced notable shifts in recent years, driven by both pandemic-era migration patterns and the region's growing reputation as an outdoor enthusiast's paradise.

With 78 total actively licensed agents serving the county, the real estate landscape maintains a surprisingly intimate scale for such a geographically diverse area. What's particularly noteworthy is that all 78 agents maintain email contact information, reflecting a market that has fully embraced digital communication despite its rural character. This complete digital connectivity suggests a professional network that's well-equipped to handle both local transactions and the increasing number of out-of-state buyers discovering the region.

Major Jefferson County, Oregon Real Estate Markets

Madras serves as the county seat and primary commercial hub, driving much of the residential and commercial real estate activity. The city has seen increased interest from buyers seeking affordable alternatives to Bend and Redmond, while still maintaining access to Central Oregon's recreational amenities. Culver, though smaller, has emerged as a sought-after location for families and retirees drawn to its quiet atmosphere and proximity to Lake Billy Chinook.

The unincorporated areas of Jefferson County tell an equally compelling story, with ranch properties and recreational land commanding significant attention from investors and lifestyle buyers. Properties near the Crooked River and Deschutes River corridors have become particularly valuable, as have parcels offering mountain views or direct access to outdoor recreation areas. These rural markets often operate on longer transaction timelines but can involve substantially higher property values than traditional residential sales.

Market Dynamics and Geographic Complexity

Jefferson County's real estate market operates across multiple price points and property types, creating unique challenges for agents and buyers alike. Agricultural land, residential properties, recreational parcels, and commercial real estate often require specialized knowledge of water rights, land use regulations, and seasonal access considerations. The county's elevation changes and diverse microclimates mean that properties just miles apart can have dramatically different characteristics and values.

Seasonal fluctuations play a significant role in market dynamics, with spring and summer months typically seeing increased activity as out-of-area buyers can more easily access and evaluate rural properties. The market has also been influenced by Oregon's broader housing shortage, with Jefferson County increasingly viewed as an affordable option for those priced out of more expensive Central Oregon markets while still offering the region's lifestyle benefits.

Why Businesses Need Jefferson County, Oregon Agent Contact Data

Real estate service providers, from mortgage lenders to home inspectors, find Jefferson County's concentrated agent network particularly valuable for building professional relationships. With all 78 agents maintaining email contact, businesses can efficiently reach the entire professional community to promote services, share market updates, or coordinate referral partnerships. This is especially crucial in rural markets where professional networks tend to be tighter and word-of-mouth referrals carry more weight.

Technology companies, marketing firms, and financial services providers also benefit from direct agent access in this market, as Jefferson County's agents often serve diverse property types requiring specialized tools and services. The county's growing appeal to out-of-state buyers means agents frequently need resources for virtual showings, remote transaction management, and digital marketing services that can showcase the area's unique recreational and lifestyle advantages to distant buyers.
