About John Hill

J.W. Hill and Associates, situated in Live Oak, Suwannee County, North Central Florida, was established by John Hill in January 2001. Prior to founding the firm, John served as an area sales representative for J.L. Todd Auction Company based in Rome, Georgia, focusing on North Florida.

A lifelong resident of Suwannee County, John graduated from Branford High School before pursuing a degree in industrial engineering at Florida State University, which he completed in 1973. Following his graduation, he was commissioned as an officer in the U.S. Army. John excelled at the Infantry Officer's Basic and Advanced Airborne Ranger Military Instructors School and Flight School, ultimately serving as a platoon leader, company executive officer, company commander, and an offensive tactics instructor at the U.S. Army Infantry School in Fort Benning, Georgia. Additionally, he is a licensed educator in Florida, having taught industrial engineering and drafting at Suwannee High School.

John's professional development includes graduating from the Ford Marketing Institute, the Florida Real Estate Institute, and the Florida Auctioneer Academy. He is actively involved in several organizations, including the National Auctioneers Association, the Lake City Board of Realtors/North Florida Multiple Listing Services, and the Suwannee County Chamber of Commerce. He has held leadership roles as Past-President of the Live Oak Kiwanis Club and as Lt. Governor Elect for District 4 of Florida Kiwanis. John also supports the Suwannee High School Bulldog Boosters and is a partner in the Florida Commercial Brokers Network. He serves as the official auctioneer for local charities, including The United Way and St. Jude's Hospital.

John's wife, Karen Ives Hill, is an educator at Five Points Elementary School in Lake City, Florida. Their children, Misty, Johnathon, and Susan, are currently studying in Tallahassee, and the family is active members of the First Baptist Church of Live Oak.

John specializes in the sale of commercial properties, large-acre tracts, hunting and recreational lands, timber properties, farms, and ranches, as well as the procurement and assembly of development properties. As the auction segment of the business continues to expand, John is increasingly dedicating his efforts to this area, establishing J.W. Hill and Associates as a leading auction firm in North Central Florida.

Major Suwannee County, Florida Real Estate Markets

Live Oak serves as the county seat and primary real estate hub, offering the most diverse inventory ranging from historic downtown properties to modern suburban developments. The city's proximity to Interstate 10 makes it particularly attractive to commuters and businesses, driving consistent demand for both residential and commercial properties. Branford and Wellborn represent smaller but active markets, with Branford's location along the Suwannee River creating premium waterfront opportunities that command higher prices.

The county's real estate activity extends beyond traditional town boundaries, with significant rural property transactions occurring throughout unincorporated areas. Large acreage properties, hunting lands, and agricultural parcels constitute a substantial portion of the market, attracting buyers from Georgia and other Florida counties seeking recreational or investment properties. This geographic diversity creates multiple distinct market segments within the county's borders.

Market Dynamics and Geographic Complexity

Suwannee County's market dynamics reflect its position as a transitional zone between Georgia and Florida's more developed regions. Property values remain relatively affordable compared to coastal and metropolitan Florida markets, yet the county experiences periodic surges in activity driven by economic shifts in nearby urban areas. The presence of natural springs, state parks, and the iconic Suwannee River creates microclimates of higher-value properties that contrast sharply with standard rural pricing.

Agricultural land transitions represent a particularly complex aspect of the local market, as traditional farming properties increasingly convert to residential use or recreational purposes. This shift requires specialized knowledge of zoning regulations, water rights, and environmental considerations that distinguish experienced local agents from newcomers to the market.

Why Businesses Need Suwannee County, Florida Agent Contact Data

Real estate service providers, from mortgage lenders to home inspectors, benefit enormously from direct access to Suwannee County's complete agent network. The county's mix of rural properties, waterfront homes, and traditional residential stock creates diverse service needs that require targeted marketing approaches. Having verified contact information for all 277 licensed agents enables service providers to build relationships across different market segments and geographic areas within the county.

Technology companies and real estate platforms find particular value in Suwannee County agent data due to the market's complete email connectivity, enabling efficient digital marketing campaigns and software adoption initiatives.
