About Joseph Houlihan

Joe Houlihan embarked on his real estate journey in 1984 as an appraiser, joining his brother Dan at Houlihan & O’Malley in Bronxville. Before entering the real estate sector, Joe spent eight years as an audit manager at Arthur Andersen & Co., where he earned his CPA designation.

At Houlihan & O’Malley, Joe initially led the firm’s residential appraisal division. This role provided him with invaluable insights and practical experience, laying the groundwork for his current position as the managing partner of residential sales.

In 1998, after establishing himself as a proficient appraiser, Joe ventured into residential sales, aiming to expand opportunities for both himself and the firm. His analytical and technical expertise, honed during his appraisal career, played a crucial role in the rapid growth of the residential real estate segment at Houlihan & O’Malley.

As the residential sales team expanded, the need for a dedicated office became clear. In April 2006, the firm proudly inaugurated its storefront at 133 Parkway Road in Bronxville, catering to the growing demands of the team.

Throughout his career as a residential sales agent, Joe has received numerous accolades from the Hudson Gateway Association of Realtors, including the prestigious Diamond Award for exceeding $15 million in sales. He is also a multi-year recipient of the Westchester County Five Star Real Estate Agent award and has served on the Board of Directors for the Hudson Gateway Association of Realtors Multiple Listing Service.

A lifelong Westchester resident, Joe grew up in the Crestwood area of Yonkers, where his family has lived for over fifty years. For more than twenty years, he and his wife Anna have made their home in Fleetwood, Mount Vernon, where they raised their three daughters.

In addition to his professional achievements, Joe has contributed to his community as a former Board of Trustees member at the School of the Holy Child in Rye and the Bronxville Field Club. He is an alumnus of Iona Prep and Iona College, both located in New Rochelle.

Major Westchester County, New York Real Estate Markets

The county's real estate landscape is anchored by several distinct metropolitan areas, each offering unique characteristics and market dynamics. White Plains serves as the commercial and residential hub, featuring high-rise condominiums and renovated downtown lofts that attract young professionals and empty nesters. Meanwhile, Scarsdale, Bronxville, and Larchmont command premium prices for their prestigious school districts and charming village atmospheres, often seeing bidding wars for well-appointed colonial and Tudor homes.

The Hudson River communities of Tarrytown, Irvington, and Dobbs Ferry have experienced remarkable renaissance in recent years, with waterfront properties and historic homes drawing Manhattan expatriates seeking more space without sacrificing their reverse commute convenience. Northern Westchester areas like Bedford, Pound Ridge, and North Salem offer estate-style properties and equestrian facilities, creating distinct luxury market segments that require specialized knowledge and connections.

Market Dynamics and Geographic Complexity

Westchester County's real estate market operates with surprising micro-local variations, where neighboring towns can demonstrate vastly different pricing trends and inventory levels within the same quarter. The Metro-North railroad lines create distinct corridors of demand, with properties within walking distance of stations in communities like Rye, Mamaroneck, and Mount Vernon commanding significant premiums over comparable homes requiring car transportation to transit options.

Seasonal patterns in Westchester follow unique rhythms driven by the academic calendar, as families with school-age children typically prefer spring and early summer transactions to align with educational transitions. This creates intense competition during peak months, followed by surprising opportunities in fall and winter markets when motivated sellers often accept more favorable terms from prepared buyers.
