About Joseph Udoni

Joe Udoni is dedicated to helping individuals discover the exceptional quality of life that the Waupaca community provides. With a deep understanding of the local real estate market, he excels at connecting buyers and sellers to fulfill their property aspirations. Whether clients are seeking a waterfront residence on the Chain O' Lakes, a secluded hunting parcel, a country home, commercial property, or a hobby farm, Joe is committed to guiding them toward their real estate objectives.

Since entering the real estate industry in 2001, Joe co-founded Udoni & Salan Realty Group-United Country in 2005 alongside his brother-in-law, Scott Salan. Under their leadership, the brokerage has established itself as the premier real estate office in the Waupaca and Chain O' Lakes region. Joe has distinguished himself as a waterfront sales specialist, consistently ranking as the top broker for transactions involving homes on the Chain O' Lakes. In 2014, the office achieved remarkable recognition, ranking #1 in Wisconsin and #4 nationally.

In addition to his brokerage success, Joe has been appointed as a United Country Regional Director for Wisconsin and serves as the National Lakefront Property Director for the franchise. Outside of his professional endeavors, Joe enjoys the natural beauty of the Chain O' Lakes. His leisure activities include water skiing, boating, stand-up paddleboarding, golfing, biking through the countryside, cross-country skiing in Hartman’s Creek State Park, and relaxing with a good book.

Joe is also actively involved in the community, supporting organizations such as the Waupaca Area Community Foundation and Waupaca Community Hospice. His past roles include serving on the Chain O' Lakes Board Association, the Waupaca County Shore Land Zoning Committee, and as a Board Director and Ambassador for the Waupaca Area Chamber of Commerce. He has also participated in the Dayton Township Comprehensive Planning Committee.

Originally from Chicago, Joe graduated from DePaul University with degrees in marketing and business management. He initially developed strategic partnerships for Fortune 500 companies before relocating to Waupaca. His first visit to the area, where he met his wife Suzanne, a local native, solidified his affection for the community. In 1996, Joe and his family chose to raise their three daughters in Waupaca, a decision that reflects their deep connection to this unique town. For those interested in making Waupaca their home, Joe is ready to assist in that journey.

Waupaca County, Wisconsin presents a fascinating microcosm of rural and small-town real estate dynamics, where pristine lake properties command premium prices alongside affordable agricultural land. With 80 actively licensed real estate agents serving the county's diverse markets, the region offers surprisingly robust professional representation for its population size. What makes this market particularly intriguing is the stark contrast between waterfront properties on the famous Chain O' Lakes and traditional farmland parcels that have anchored the local economy for generations.

The county's real estate landscape reflects Wisconsin's broader trend toward recreational property investment, with out-of-state buyers increasingly drawn to Waupaca's natural amenities and relatively affordable lake access. All 80 licensed agents maintain active email communications, indicating a professionally connected network that efficiently serves both local residents and seasonal property seekers from Milwaukee, Chicago, and Minneapolis metro areas.

Major Waupaca County, Wisconsin Real Estate Markets

Waupaca city anchors the county's primary real estate hub, featuring historic downtown properties, established residential neighborhoods, and growing commercial districts. The Chain O' Lakes region, encompassing areas around King, Long, and Pope lakes, represents the county's premium market segment where seasonal cabins and year-round lake homes drive significant transaction volumes. New London and Clintonville serve as secondary markets, offering more affordable housing options and steady demand from families seeking small-town living with reasonable commutes to larger employment centers.

Rural townships throughout the county present diverse opportunities from active farming operations to hunting properties and residential acreages. Fremont, Scandinavia, and Embarrass townships have seen increased interest from buyers seeking privacy and outdoor recreation access, while maintaining proximity to essential services. The market dynamics shift significantly between these rural areas and the more developed lakefront communities, creating distinct pricing tiers and buyer demographics.

Market Dynamics and Geographic Complexity

Waupaca County's real estate market operates on distinctly seasonal patterns, with peak activity occurring during spring and summer months when lake properties showcase their full appeal. Winter transactions often focus on agricultural land sales and residential properties in town centers, creating interesting cyclical opportunities for different property types. The county's proximity to major highways provides accessibility while maintaining the rural character that attracts both retirees and remote workers seeking lifestyle changes.

Geographic complexity arises from the county's mix of glacial lakes, agricultural valleys, and wooded hillsides, each presenting unique development challenges and opportunities. Soil conditions, water access, and zoning regulations vary dramatically across townships, requiring local expertise to navigate successfully. This geographic diversity supports property values ranging from affordable rural lots under $50,000 to premium lakefront estates exceeding $1 million.

Why Businesses Need Waupaca County, Wisconsin Agent Contact Data
