About Julie Woodcock

Julie, originally from Silver Spring, Maryland, relocated to North Carolina in 1993, where she promptly embarked on her real estate career. As the lead listing agent and sales and marketing manager for Sunset Ridge in Holly Springs—one of the Triangle's most successful communities—she has successfully guided over 500 families through the home buying process. To date, Julie has facilitated the buying and selling of homes for more than 1,000 families.

A strong advocate for community involvement, Julie served on the Holly Springs Board of Adjustments from 2001 to 2004. This experience provided her with valuable insights into how municipal decisions can impact private property use, equipping her to effectively navigate any related challenges for her clients. Additionally, from 2000 to 2009, she held the position of Committee Chair for the Sunset Ridge North Architectural Review Board, ensuring that the ARB process remains efficient and straightforward for buyers and sellers alike.

Currently residing in a custom-built home in Sunset Ridge—designed by her husband, Scott, the owner of J Scott Builders—Julie takes pride in both the aesthetic and functional aspects of her home. Her family, including her husband and son Zach, brings her immense joy.

With 26 years of experience in real estate, Julie has consistently closed over $25 million annually in single-family homes, townhomes, and condominiums for more than a decade, demonstrating her adaptability across various economic climates.

Her accolades at Keller Williams Realty include numerous awards for highest written and closed volumes, as well as most listing units, showcasing her exceptional performance in the field. Notable achievements include:

- 2018: Highest Written Volume of $3,272,000 and Highest Closed Volume of $2,320,000.
- 2017: Highest Closed Volume of $2,340,730 in December.
- 2016: Highest Written Volume of $3,098,000 in September.

Julie has also been recognized by the Triangle Sales and Marketing Council, receiving multiple awards for her outstanding team performance and sales volume from 1998 to 2007.

Her professional qualifications include being a licensed sales professional since 1993 and a licensed broker since 2003. Julie is a member of the North Carolina Association of REALTORS and holds a Certified New Home Sales Professional (CSP) designation. She earned her Bachelor’s degree in Psychology from Elon University.

Wake County, North Carolina stands as one of the Southeast's most dynamic real estate markets, anchored by Raleigh's thriving tech corridor and the prestigious Research Triangle Park. This rapidly growing region has attracted major corporations like Apple, Google, and Amazon, creating unprecedented demand for both residential and commercial properties across diverse price points.

The county's real estate landscape is supported by an impressive network of 13,792 total actively licensed agents, with complete email accessibility across this entire professional base. This robust agent concentration reflects the market's complexity and opportunity, serving everything from luxury estates in North Hills to affordable starter homes in outlying communities like Zebulon and Wendell.

Major Wake County, North Carolina Real Estate Markets

Raleigh dominates as the county's primary market, with distinct neighborhoods like downtown's warehouse district experiencing dramatic urban renewal, while established areas like Five Points and Oakwood maintain their historic charm. Cary has emerged as a premium suburban destination, consistently ranking among America's best places to live, driving luxury home sales above $800,000. Meanwhile, Apex and Holly Springs represent the county's fastest-growing suburban markets, attracting young families with new construction and top-rated schools.

The Research Triangle's influence extends beyond Raleigh's city limits, with Morrisville and Garner benefiting from proximity to RTP employers and Raleigh-Durham International Airport. Wake Forest has transformed from a small college town into a sought-after suburban community, while Fuquay-Varina offers a unique blend of historic downtown charm and modern development. Each market operates with distinct pricing dynamics, inventory levels, and buyer demographics.

Market Dynamics and Geographic Complexity

Wake County's real estate market defies simple categorization, with micro-markets varying dramatically within short distances. Downtown Raleigh condos can command $400+ per square foot, while similar properties in Knightdale might sell for half that amount. The county's rapid population growth—adding roughly 20,000 residents annually—has created persistent inventory shortages in desirable school districts, particularly in West Cary and North Raleigh.

Surprisingly, the market shows strong performance across all segments, from first-time buyer condos under $200,000 to luxury estates exceeding $2 million. Corporate relocations drive significant activity in the $300,000-$600,000 range, while local move-up buyers fuel demand in established neighborhoods. The presence of three major universities adds rental market complexity, creating opportunities in student housing and investment properties.

Why Businesses Need Wake County, North Carolina Agent Contact Data

The county's 13,792 actively licensed agents represent diverse specializations essential for business success—from corporate relocation specialists serving RTP companies to luxury agents handling executive transfers. Mortgage lenders, home improvement companies, and insurance providers need direct access to this agent network to capitalize on Wake County's sustained growth trajectory and high transaction volumes.

With complete email coverage across all licensed agents, businesses can efficiently segment their outreach by geographic focus, price range expertise, or client type. Whether targeting new construction specialists in Apex, downtown condo experts in Raleigh, or luxury market agents in Cary, having comprehensive contact data enables precise marketing campaigns that drive measurable results in this competitive, high-opportunity market.
