About Kristin Ahlness

Kristin commenced her real estate career in Ithaca in 1977 and has dedicated over 35 years to the industry, working full-time in both Ithaca and Maine. Her expertise encompasses property management, rentals, and marketing. In 1996, she became part of Audrey Edelman and Associates, where she has contributed for more than two decades. Following the merger with RealtyUSA in 2006, Kristin transitioned to the downtown office. By 2008, she achieved membership in the Platinum Club, recognizing her as one of RealtyUSA's top performers, and she has consistently been a member of the President’s Council since then. In both 2014 and 2015, she earned the Top Individual Salesperson Award at the Downtown office.

Kristin's diverse experience in real estate includes a specialization in lakefront properties and 1031 exchanges during her time in Maine, primarily focusing on second homes. Her background as the owner of an organic dairy farm and operator of a wholesale whole grain bakery near Ithaca provides her with a distinctive insight into business, agricultural, and rural properties. Notably, she facilitated the largest sale of a Finger Lakes winery in 2015. Additionally, her ownership of rental properties in downtown Ithaca has deepened her appreciation for the vibrant city neighborhoods.

With her husband, Greg Thomas, the founder and Chief Strategist of Performance Systems Development, Kristin has gained valuable knowledge in energy efficiency, green building, solar, geothermal systems, and overall building performance. She is the sole agent in Tompkins County to hold the National Association of Realtors’ Green designation and the EcoBroker certification. Kristin has also served as the past Chair of the Green Building Committee for the Ithaca Board of Realtors. She holds the GRI designation and is a Seniors Real Estate Specialist, finding fulfillment in assisting seniors with downsizing—a process she personally navigated with her own parents.

Kristin and Greg reside in a Greek Revival farmhouse on seven acres, complete with two ponds, just five miles from downtown Ithaca. Their two children are graduates of Ithaca High School and Lehman Alternative School, both having pursued successful careers post-college.

Passionate about life in Ithaca, Kristin believes the community is as remarkable as it appears. The city’s vibrant culture, enriched by talented musicians, artists, performers, farmers, and food creators, enhances the quality of life. The intellectual and cultural diversity brought by Cornell University and Ithaca College, along with the area's hiking trails, waterfalls, parks, and farmers' markets, make this community truly unique.

Beyond her professional commitments, Kristin is an organic gardener and landscaper who enjoys music, cooking, hiking, t'ai chi, swimming, traveling, and spending quality time with friends and family. She is also proficient in American Sign Language.
