About Leona Decastro

Allow me to introduce a dedicated real estate professional whose journey began in Fall River, Massachusetts, where she was raised by her immigrant parents and grandparents from Portugal. From an early age, she learned the value of hard work and the importance of striving for excellence in every endeavor. Her family's guiding principle, "Always reach to succeed," has shaped her approach to both life and business.

Her career commenced in 1977 at Fleet National Bank, where she served as the executive secretary to the Vice President of Human Resources. By 1982, she transitioned to Florida, taking on the role of Mortgage Area Specialist, where she engaged directly with clients in their homes to facilitate mortgage applications and ensure a smooth closing process.

After relocating to Florida, she and her husband, Manny, ventured into entrepreneurship by acquiring their first Dunkin' Donuts franchise. Over the years, they successfully developed four additional stores, negotiating leases and fostering business growth. Their achievements were largely attributed to their dedicated team, which consistently delivered top-rated service for five consecutive years. Their two sons, Manny Jr. and Joshua, played an integral role in this success, contributing their time and effort to ensure the business operated seamlessly. Manny Jr. is now married to Allison, who has enriched their family with twin grandsons, Manny III and Jeremiah, who bring immense joy to their lives.

Her commitment to customer satisfaction is evident in her professional philosophy, which emphasizes care, active listening, and follow-through. In 2005, she chose to join Watson Realty, a decision driven by the company's longstanding principles of honesty and integrity in real estate transactions. Inspired by founder Bill Watson's belief that success requires dedication, she and her partner, Andria Erickson, work collaboratively to provide exceptional service to their clients. Their partnership ensures that clients receive continuous support, even in the event of unforeseen circumstances.

As part of the Watson family of agents, she has enjoyed considerable success and is eager to assist with any real estate needs. By prioritizing her clients' concerns and objectives, she aims to save them both time and money, fostering a mutually beneficial relationship.

Major Duval County, Florida Real Estate Markets

Jacksonville's real estate landscape divides into distinct regions, each with unique characteristics and price points. The Beaches area, including Neptune Beach, Atlantic Beach, and Ponte Vedra Beach, commands premium prices for oceanfront and near-ocean properties, while downtown Jacksonville has experienced significant revitalization with new condominiums and loft conversions attracting young professionals and empty nesters seeking urban amenities.

Suburban growth continues to surge in areas like Mandarin, Orange Park, and Fleming Island, where new construction and master-planned communities offer families modern amenities and top-rated schools. The Southside and San Marco neighborhoods provide established charm with historic homes and walkable business districts, while the Northside presents affordable housing options and emerging development opportunities that savvy investors are beginning to recognize.

Market Dynamics and Geographic Complexity

What makes Duval County particularly intriguing is its absorption of multiple smaller municipalities and unincorporated areas, creating micro-markets with vastly different demographics, pricing structures, and growth patterns. Areas like Fernandina Beach offer historic charm and resort-style living, while neighborhoods closer to Naval Air Station Jacksonville cater to military families with specific housing needs and timeline requirements.

The market benefits from Florida's lack of state income tax, a growing logistics and financial services sector, and Jacksonville's position as a major port city, all of which drive consistent population growth and housing demand. Surprisingly, despite its size, Duval County maintains relatively affordable housing compared to other major Florida metros, though waterfront properties and luxury developments in areas like Ponte Vedra can reach seven-figure price points.
