About Lois O'Connor

**Lois O'Connor**
Broker and Owner, Sunset Lakes Real Estate

With a career in real estate spanning since 1985, Lois O'Connor has established herself as a prominent figure in the Maine real estate market. Raised on a farm in southern Vermont, Lois developed a passion for the outdoors, spending her leisure time skiing—both racing and instructing on the slopes.

Lois pursued her education in Real Estate Law and Practice at San Diego University before relocating to York, Maine, in 1979. Driven by a lifelong aspiration to own a lakeside home, she explored various lakes in New Hampshire and Maine, ultimately discovering the unparalleled beauty of Sebago Lake and Frye Island in 1981.

In 1985, Lois took a significant step by leasing a store on Frye Island, where she successfully expanded the business to include a waterfront café. For 17 years, she managed the café, store, and ice cream shop alongside her two daughters during the summer months while simultaneously selling real estate in York, Maine, during the winter.

After selling her business, Lois reactivated her real estate license and, fueled by her entrepreneurial spirit, founded Sunset Lakes Real Estate. Currently residing in Raymond on Sebago Lake, she specializes in waterfront properties within the Maine Lakes Region. In addition to her professional endeavors, Lois enjoys kayaking, skiing, tennis, and golf.

Cumberland County's real estate market stands as Maine's economic powerhouse, encompassing the state's largest city, Portland, and stretching from coastal communities to inland suburban enclaves. This diverse market serves as the commercial and residential hub for southern Maine, attracting buyers from across New England who seek Maine's quality of life without sacrificing urban amenities. The county's proximity to both Boston and the White Mountains creates unique market pressures that distinguish it from typical rural Maine real estate patterns.

With 2,504 total actively licensed agents operating throughout the county, Cumberland County maintains one of the most robust real estate professional networks in northern New England. Remarkably, all 2,504 agents maintain email contact information, reflecting the market's technological sophistication and professional standards. This high level of digital connectivity enables rapid market communication and transaction coordination across the county's varied geographic regions.

Major Cumberland County, Maine Real Estate Markets

Portland dominates the county's real estate landscape, with its revitalized downtown, thriving food scene, and waterfront properties commanding premium prices. The Old Port district and Eastern Waterfront have transformed from industrial zones into highly sought-after residential and mixed-use developments. Beyond Portland, wealthy coastal communities like Cape Elizabeth, Falmouth, and Yarmouth offer some of Maine's most expensive residential properties, while Freeport leverages its outlet shopping fame to maintain steady tourism-driven real estate demand.

Inland communities such as Windham, Gorham, and Standish provide more affordable suburban alternatives, attracting families and commuters who work in Portland but prefer rural settings. These towns have experienced significant residential development as Portland's housing costs have risen. Meanwhile, smaller coastal towns like Cumberland and North Yarmouth offer exclusive, low-density residential markets that appeal to high-income buyers seeking privacy and natural beauty.

Market Dynamics and Geographic Complexity

Cumberland County's real estate market exhibits surprising seasonal volatility, with summer months driving coastal property values while inland markets remain more stable year-round. The county's economy, anchored by healthcare, technology, and tourism, creates diverse buyer demographics ranging from young professionals to wealthy retirees. Maine's lack of state sales tax and relatively low property taxes compared to Massachusetts attract out-of-state buyers, particularly from the Greater Boston area.

Geographic constraints significantly influence market dynamics, as much of the county's eastern border consists of protected coastline and islands, limiting developable land. This scarcity drives competition for available properties, particularly those with water access or views. The county's western regions offer more development opportunities but face infrastructure challenges and longer commutes to employment centers, creating distinct micro-markets within the broader county economy.

Why Businesses Need Cumberland County, Maine Agent Contact Data

Real estate service providers, from mortgage lenders to home improvement contractors, require comprehensive agent contact data to effectively penetrate Cumberland County's lucrative market. With all 2,504 licensed agents maintaining email addresses, businesses can implement targeted digital marketing campaigns that reach the entire professional network. This complete coverage is particularly valuable for financial services, insurance providers, and technology companies seeking to establish relationships with agents handling high-value coastal transactions.

Property management companies, staging services, and specialty contractors benefit enormously from direct agent access, as Cumberland County's diverse market requires specialized expertise for different property types and price points. The county's mix of historic properties, new construction, and luxury coastal homes creates opportunities for businesses that can effectively communicate their specialized services to the right agent segments through targeted email marketing campaigns.
