About Madeline Cohen

Madeline understands the emotional journey of leaving a cherished home and the challenge of finding a new one that resonates just as deeply. Having navigated this process 15 times while balancing a career, travel, and family life, [he/she/they] has developed a unique perspective that makes transitions smoother for clients. Upon relocating to Boynton Beach several years ago, [he/she/they] launched "Live the South Florida Life!" to assist others in making their own transitions.

In 2016, after nearly 20 years at the Jersey Shore, Madeline transitioned from a successful career in hotel tourism and consumer marketing to establish a real estate lifestyle brand. [His/Her/Their] diverse experiences and cultural insights, gained from working with individuals from around the globe—except Antarctica—set [him/her/them] apart in the South Florida market. [He/She/They] has evolved into a coach and problem-solver, dedicated to guiding clients through the complexities of relocating and finding their next home.

Madeline's career began in an unexpected way when [his/her/their] high school newspaper editor invited [him/her/them] to write a travel column for suburban readers. This opportunity led [him/her/them] to NYU’s Tisch School of the Arts, where [he/she/they] focused on acting, television, radio, and film production. Under the mentorship of a graduate assistant known as “Marty”—who would later become Martin Scorsese—Madeline learned the importance of dedication and excellence in any endeavor.

After graduation, a chance encounter at the New York ComicCon led to an assistant position with Stan Lee at Marvel Comics. This role allowed [him/her/them] to leverage [his/her/their] skills in story sequencing, screenplay writing, and photography, eventually leading to positions as an editor, colorist, and writer. Inspired by both Marty and Stan, Madeline recognized that passion and creativity can transcend boundaries.

Subsequent roles in magazine and book editing, along with a position at a weekly travel industry magazine, expanded [his/her/their] horizons. [He/She/They] pursued a degree in Hotel & Restaurant Management at NY Tech, balancing night classes with a burgeoning freelance career as a food columnist and lecturer for Weight Watchers.

Madeline's hard work culminated in a role as Corporate PR Manager for Hilton International, where [he/she/they] managed public relations for hotels across Europe, Africa, Asia, and Australia. Over a decade, [he/she/they] coordinated travel for American journalists, connecting them with hotel general managers, chefs, and local artisans.

Transitioning to the agency side of the industry, Madeline continued to work with hotels, destinations, and brands, focusing on media awareness and repositioning. Through these experiences, [he/she/they] recognized a universal truth: people everywhere seek the comfort and security of home and family.

Determined to help others find that sense of belonging, Madeline has dedicated [his/her/their] career to real estate. [He/She/They] has earned numerous designations from the National Association of Realtors, including Seniors Real Estate Specialist (SRES), Buyer’s Representative (ABR), Seller Representative (SRS), Military Relocation Professional (MRP), Short Sales & Foreclosure Resource (SFR), Real Estate Negotiations Expert (RENE), and is a certified ‘At Home with Diversity’ agent (AHWD).

In addition, Madeline offers concierge services for repairs, staging, and clean-outs, including charitable redistribution of goods and vehicle transport. Partnering with Laura May Saperstein of LMS Realty & Management LLC in Coral Springs, who brings decades of experience in Broward County, [he/she/they] is committed to providing clients with the best of South Florida living.

Palm Beach County's real estate market represents one of Florida's most dynamic and diverse property landscapes, stretching from the Atlantic coastline to the agricultural heartland of the Everglades. With 46,591 total actively licensed agents serving this expansive region, the market demonstrates both incredible opportunity and intense competition. What makes this particularly remarkable is that all 46,591 agents maintain current email contact information, reflecting the tech-savvy, fast-moving nature of South Florida's real estate industry.

The sheer density of real estate professionals in Palm Beach County tells a compelling story about market velocity and consumer demand. This concentration of agents serves everything from luxury oceanfront estates in Palm Beach proper to affordable starter homes in suburban communities, creating a complex ecosystem where specialization and local expertise become crucial differentiators in an increasingly crowded marketplace.

Major Palm Beach County, Florida Real Estate Markets

The county's real estate activity centers around several distinct metropolitan areas, each with unique characteristics and price points. West Palm Beach anchors the urban core with its revitalized downtown, luxury condominiums, and growing tech sector, while coastal communities like Delray Beach, Boca Raton, and Jupiter command premium prices for their beachfront properties and resort-style amenities. Wellington has emerged as a premier equestrian destination, attracting international buyers seeking horse properties and polo club memberships.

Surprising growth has occurred in previously overlooked areas like Lake Worth, Boynton Beach, and Greenacres, where younger buyers and investors are discovering value plays close to major employment centers. The western communities of Royal Palm Beach, Loxahatchee, and Belle Glade offer more affordable options while still providing access to the county's amenities, creating diverse opportunities for agents specializing in different market segments and buyer demographics.

Market Dynamics and Geographic Complexity

Palm Beach County's real estate market operates across dramatically different geographic zones, from barrier islands with strict development limitations to inland areas experiencing rapid suburban expansion. Seasonal fluctuations significantly impact inventory and pricing, with winter months bringing an influx of international and out-of-state buyers who drive up competition for premium properties. The county's appeal to retirees, families, and young professionals creates multiple submarkets operating simultaneously with different price pressures and inventory challenges.

Climate resilience has become an increasingly important factor, with buyers paying premiums for properties with hurricane-resistant construction and flood mitigation features. The market has also seen surprising strength in luxury rural properties, as remote work trends allow buyers to choose larger lots and custom homes in previously less desirable western areas, fundamentally reshaping traditional real estate value propositions throughout the region.

Why Businesses Need Palm Beach County, Florida Agent Contact Data

Financial services companies, mortgage lenders, and insurance providers require direct access to Palm Beach County's extensive agent network to efficiently market their products in this high-volume market. With nearly 47,000 agents actively working deals, companies that can effectively reach this audience gain significant competitive advantages in loan originations, policy sales, and financial product placement across diverse market segments.

Technology companies, marketing agencies, and real estate service providers need comprehensive agent contact data to introduce new tools, services, and platforms that can help agents succeed in this competitive environment. The fact that all agents maintain current email addresses makes digital marketing campaigns more effective, allowing businesses to segment by geographic focus, specialization, or experience level to deliver targeted messaging that resonates with specific agent populations.
