About Marci Valicenti

Tom Valicenti, a native of Pittsburgh, Pennsylvania, earned his degree from Kent State University. His professional journey began in retail with May Department Stores and later Kaufmann's, where he honed his skills as a buyer. This experience paved the way for his role as an account executive at Rolfs Leather Products in West Bend, Wisconsin. Seeking new opportunities, Tom was transferred to Phoenix to expand the company's market presence, where he met Marci, an Iowa native who had relocated to Arizona to escape the harsh Midwest winters. A graduate of Arizona State University, Marci pursued a career in retail management with J.C. Penney. Their paths crossed when Tom introduced his product line to Marci, leading to their marriage two years later.

Four years into their marriage, with a five-month-old son, Tom and Marci decided to leave the warmth of Phoenix for the mountainous terrain of Steamboat Springs. In Steamboat, Tom obtained his real estate license while Marci supported him as his assistant. Their family grew with the addition of a daughter, and Tom became deeply involved in the local real estate market. Once their children were in school, Marci also earned her real estate license, allowing them to collaborate more closely. Together, they founded Valicenti Custom Homes LLC, where they have developed some of Steamboat's most distinguished high-end residences in communities such as Dakota Ridge, Priest Creek Ranch, Mountain View Estates, and Sidney Peak Ranch, with Tom serving as the general contractor and Marci overseeing interior design.

Outside of real estate, Tom is passionate about golf, running, skiing, and tennis. He has served on the local United Way Board for several years, including a two-year term as President. Additionally, he has coached recreational soccer for the Steamboat Youth Soccer Association and volunteered for the high school tennis teams. Tom has also held a position on the board of Old Town Hot Springs, a nonprofit health and recreation facility in Steamboat, and currently serves on the board of Colorado Group Realty.

Marci shares Tom's enthusiasm for tennis, having captained a USTA team and served on the Steamboat Tennis Association board for five years. Both she and Tom have embraced pickleball, introducing their children to the sport as well. An active member of the Rotary Club of Steamboat Springs, Marci has also volunteered for the high school tennis teams and chaired fundraising efforts for the After-Prom Party. Additionally, she co-founded "Support the Troops," a grassroots initiative under the Yampa Valley Community Foundation, which has raised funds and supplies for American military personnel stationed in Afghanistan and Iraq.

Tom and Marci prioritize the relationships they build in real estate, understanding the importance of exceptional client service in a competitive market. Having achieved their own dream of living and investing in Steamboat, they take pride in helping others realize similar aspirations. They are proud owners of Colorado Group Realty, a locally operated brokerage affiliated with Leading Real Estate Companies of the World, which boasts the highest global property sales. Furthermore, Tom and Marci contribute to the Colorado Group Charitable Fund with each transaction, supporting local nonprofit organizations in the Yampa Valley.

Larimer County, Colorado's real estate market represents one of the most dynamic and competitive landscapes in the Rocky Mountain region, driven by its unique combination of university town energy, outdoor recreation appeal, and proximity to major metropolitan areas. The county's market is supported by 2,305 total actively licensed agents, all of whom maintain current email contacts, creating a robust professional network that facilitates transactions across diverse property types and price points.

What makes Larimer County particularly intriguing is how it balances rapid growth with preservation of its natural character. The market has shown remarkable resilience through economic cycles, largely due to Colorado State University's stabilizing presence and the area's reputation as a gateway to outdoor recreation. This stability attracts both permanent residents and investment property buyers seeking reliable rental income from students and outdoor enthusiasts.

Major Larimer County, Colorado Real Estate Markets

Fort Collins dominates the county's real estate activity as the largest city and home to Colorado State University, creating distinct market segments from student housing to luxury family homes in established neighborhoods like Old Town and newer developments in the southeastern corridor. Loveland serves as the county's second major market, offering more affordable options while maintaining easy access to both Denver and Fort Collins, making it particularly attractive to commuters and retirees seeking mountain views without mountain prices.

The smaller communities of Estes Park, Wellington, and Timnath each contribute unique market dynamics, with Estes Park commanding premium prices for its Rocky Mountain National Park proximity, while Wellington and Timnath represent emerging growth areas where new construction meets agricultural heritage. These diverse markets require agents to understand everything from seasonal vacation rental trends to agricultural property transitions and suburban family housing demands.

Market Dynamics and Geographic Complexity

Larimer County's market complexity stems from its geographic diversity, stretching from prairie lands in the east to alpine environments in the west, creating dramatically different property values and buyer profiles within the same county. The seasonal nature of mountain recreation creates unique timing patterns, with mountain properties often seeing peak activity during spring and early summer months, while university-area properties follow academic calendar rhythms.

Inventory challenges persist across most price ranges, particularly in the mid-market segment where first-time buyers and young families compete for limited supply. This scarcity has driven innovative approaches to housing development, including tiny home communities, accessory dwelling units, and mixed-use projects that blend residential and commercial elements, requiring agents to stay current with evolving zoning regulations and financing options.

Why Businesses Need Larimer County, Colorado Agent Contact Data

Mortgage lenders, home improvement contractors, and insurance companies find Larimer County's agent network essential for navigating the area's unique property challenges, from flood zone considerations along the Cache la Poudre River to wildfire insurance requirements for mountain properties. The complete email contact list of all 2,305 licensed agents enables service providers to efficiently communicate regulatory updates, market opportunities, and specialized product offerings tailored to local conditions.

Real estate technology companies and investment firms particularly benefit from direct agent contact access, as Larimer County's tech-savvy market, influenced by the university presence and outdoor recreation industry, often serves as an early adopter market for new tools and investment products. This makes the county's agent network valuable for testing new services and gathering market feedback before broader regional launches.
