About Margaret Faillace

Megg Faillace combines a deep-rooted local knowledge of Florida's Gulf Coast with sophisticated marketing skills and a keen artistic sensibility. In 2014, she partnered with her husband, Ralph, a seasoned Realtor with over 15 years of experience, to provide comprehensive real estate services throughout Bradenton and its surrounding areas.

Originally from Michigan, Megg developed a fondness for Anna Maria Island during her childhood visits, which ultimately inspired her to relocate to Northwest Bradenton in 1994. She holds an associate degree in interior design from Northwood University in Michigan and a bachelor's degree in business management and marketing from Ashland University in Ohio. After earning her master's in medical biology from LI University in New York, Megg served as a nutrition and wellness specialist for the Cornell University Cooperative Extension, where she honed her organizational and interpersonal skills—attributes that have greatly benefited her real estate career.

Upon moving to Florida, Megg took on the role of assistant to the director of the Anna Maria Art League, where she contributed to the planning and execution of local art shows and festivals. After years of supporting Ralph behind the scenes, she decided to pursue her passion for real estate full-time as a licensed Realtor. Her creative insights and artistic perspective have proven essential in effectively showcasing her clients' homes.

Megg is actively engaged in her community, participating in organizations such as the Manatee and Anna Maria Island Chambers of Commerce, Realize Bradenton, the Entre Nous Service Club of Manatee County, and the MSC Foundation. Married for over 34 years, Megg and Ralph have raised three children in Northwest Bradenton, where the close-knit neighborhoods foster a nurturing environment for family life.

In her leisure time, Megg enjoys gardening with native Florida plants, immersing herself in literature, exploring local antique shops for unique home decor, sailing along the coastline, and cherishing moments with family and friends.

Manatee County's real estate market represents one of Florida's most dynamic coastal regions, where Gulf Coast luxury meets suburban accessibility. With 7,610 total actively licensed agents serving the area, this market demonstrates remarkable depth and sophistication, reflecting the county's rapid transformation from agricultural heartland to coveted residential destination.

The competitive intensity here is striking—with all 7,610 agents maintaining active email communications, digital engagement drives much of the market activity. Major Manatee County, Florida Real Estate Markets

Bradenton anchors the county's real estate activity as the largest city, while Anna Maria Island commands premium pricing for waterfront properties. Sarasota's northern suburbs spill into eastern Manatee County, creating a seamless luxury corridor that includes Lakewood Ranch, one of the nation's top-selling master-planned communities. Palmetto and Ellenton serve growing industrial and logistics sectors, driving commercial real estate demand.

The Parrish area has emerged as a surprising growth engine, transforming from rural farmland into sought-after residential developments. Meanwhile, Holmes Beach and Bradenton Beach capitalize on their barrier island locations, creating distinct vacation rental and second-home markets that operate on different seasonal cycles than the mainland communities.

Market Dynamics and Geographic Complexity

Manatee County's real estate landscape defies simple categorization, spanning barrier islands, riverfront properties, suburban developments, and rural acreage within a relatively compact geography. This diversity creates multiple micro-markets, each requiring specialized knowledge—from Anna Maria Island's strict building codes to Lakewood Ranch's community development district regulations.

The county benefits from unique positioning between Tampa Bay's employment centers and Sarasota's cultural attractions, making it a strategic location for buyers seeking lifestyle balance. Recent infrastructure improvements, including the ongoing I-75 corridor enhancements, continue reshaping property values and development patterns across the region.
