About Mary Fraser

RELATIONSHIPS MATTER

A successful real estate transaction is the culmination of a process with lots of different players and moving parts I’m here to help home buyers and sellers strategically navigate the Sandpoint area’s real estate scene but I’m all about having some fun along the way -- sharing my love of community and all the area has to offer

I'M FOCUSED ON ACHIEVING POSITIVE RESULTS

Although it was the amazing natural beauty that first attracted me to Sandpoint in 1990 it was the friendly community-minded people I met who made me want to stay After making annual visits for a couple of decades my dream of living here came to be Now I enjoy helping others realize the exceptional quality of life North Idaho offers

As a full-time agent helping clients navigate the process of buying and selling real estate is a responsibility I take seriously Always keeping their interests at the forefront is “a given ” Good communication is key to our success so I’m concentrated on careful listening following through and keeping you informed every step of the way I value knowledge hard work and integrity and these qualities are at the heart of my approach to customer service

From start to finish I’m dedicated to achieving positive outcomes for those who place their confidence in me Whether you’re exploring the Sandpoint area as a place to live or you have deep roots in North Idaho I’d like to get acquainted and help you achieve your real estate goals

MY BACKGROUND

As a young professional my real estate career began as a residential appraiser in suburban Chicago My love for the American West drew me from Illinois to Salt Lake City where I “switched gears” and put my college degree in communication and business to use

In Salt Lake City I had a blast working in marketing for a dynamic entertainment company promoting concerts and Broadway touring productions throughout North America I transitioned to management at an NPR affiliate public radio station where for 10+ years I thoroughly enjoyed interacting with talented people and connecting with the community From there I had the good fortune to serve as the Natural History Museum of Utah’s Development Director during the organization’s transition to its new home – a 100+ million dollar world-class science center

Having long ago fallen in love with Sandpoint I knew I wanted to raise my son in its easy-going small town atmosphere I left my good job in Salt Lake sold my house and moved into a log home outside of town I haven’t looked back

After taking some time to focus on family I returned to real estate – this time on the sales side I enjoy putting my knowledge and experience to work helping people achieve their real estate goals My years in the non-profit sector have influenced my business values and I make it a point to support causes that make the Sandpoint community a better place to live

Bonner County, Idaho's real estate market represents one of the most dynamic and rapidly evolving regions in the Pacific Northwest. Nestled in the scenic Idaho Panhandle, this market has experienced remarkable transformation over the past decade, driven by an influx of out-of-state buyers seeking pristine natural beauty, affordable living costs compared to coastal markets, and proximity to world-class outdoor recreation. The county's unique position along Lake Pend Oreille and its mountainous terrain create distinct micro-markets that behave quite differently from traditional suburban real estate patterns.

What makes Bonner County particularly intriguing is its professional real estate infrastructure, which features 205 total actively licensed agents, with 205 agents maintaining email contact information. This complete digital connectivity rate of 100% reflects the market's sophistication and the agents' recognition that modern real estate transactions require seamless digital communication. The agent density suggests a highly competitive market where professionals must differentiate themselves through specialized local knowledge and exceptional service delivery.

Major Bonner County, Idaho Real Estate Markets

Sandpoint serves as the county's primary real estate hub, offering everything from historic downtown condominiums to luxury lakefront estates along Lake Pend Oreille's pristine shoreline. The city's charming downtown district and proximity to Schweitzer Mountain Resort create year-round demand from both vacation home buyers and permanent residents relocating from urban markets. Hope, Sagle, and Dover represent emerging markets where buyers can still find relative value while accessing the same natural amenities that make waterfront properties in Sandpoint command premium prices.

The northern communities of Bonners Ferry and the Clark Fork area cater to buyers seeking larger acreage, hunting properties, and more rustic mountain living experiences. These markets often attract buyers from California, Washington, and other high-cost states who are amazed to discover they can purchase 20-40 acre parcels with mountain views for prices that wouldn't buy a modest condo in their home markets. Priest River rounds out the major market areas, offering a blend of riverfront properties and affordable family homes that appeal to both locals and newcomers.

Market Dynamics and Geographic Complexity

Bonner County's real estate market operates on dramatically different timelines and price points depending on elevation, water access, and proximity to recreational amenities. Lakefront properties can command prices exceeding $2 million, while mountain acreage just 30 minutes away might sell for under $200,000. This extreme price variation within a relatively small geographic area requires agents to maintain expertise across multiple market segments and buyer demographics, from tech executives purchasing vacation retreats to retirees seeking affordable mountain communities.

Seasonal patterns heavily influence market activity, with spring and summer months bringing peak activity as buyers visit during optimal weather conditions. However, savvy agents have learned to leverage virtual tour technology and detailed photography to maintain winter sales momentum. The market's complexity is further enhanced by varying zoning regulations, water rights considerations, and environmental restrictions that can significantly impact property values and development potential.

Why Businesses Need Bonner County, Idaho Agent Contact Data

Mortgage lenders, home inspectors, and title companies require comprehensive agent contact information to establish referral relationships in this geographically dispersed market. With agents spread across mountain communities and lake towns, having complete email contact data for all 205 licensed agents ensures service providers can efficiently introduce their offerings and maintain communication with agents who might handle transactions anywhere from downtown Sandpoint to remote mountain properties requiring specialized financing or inspection expertise.

Real estate technology companies, marketing services, and professional development organizations particularly benefit from Bonner County's 100% agent email accessibility rate. This complete digital connectivity allows for efficient market penetration and ensures that innovative tools and services reach agents who serve increasingly sophisticated buyers relocating from major metropolitan markets with high technology expectations and demanding transaction requirements.
