First time home buyers are a joy to work with- I have had the pleasure of teaching them the buying process helping them explore the area compare prices ease hesitations about choosing the right home For example Buyer's wanted to buy in an area that would get a better appreciation value With my knowledge the buyer's hesitations to purchase an older home in the "Baton Rouge Garden District area" was overcome Once purchased they made improvements to the home Their family grew so a larger home became a need Their best news was they sold that first home and made a significant return making the next purchase a higher price point and giving them the ability to do a full renovation on a larger home New construction buyers get to make the home their own From selling the buyer the lot to getting them a builder that will build the home to their satisfaction has been a pleasure A friend's parents wanted to move to Baton Rouge to be closer to their grandchildren but also keep the farm they had in Mississippi That meant the house here needed to be smaller and require little maintenance Finding them the lot they wanted was not as easy as just using the MLS I went through some research to find out who owned the lot called the owner and got them to sell that lot to my buyers I put my buyers in touch with a trusted builder The house was completed about 5 months later The buyers feel life is good In another situation I have worked with sellers that needed to downsize The buyer for this seller's home came forth quickly through a mutual relationship Therefore I represented both the sellers and the buyers ( dual agency ) With the purchase agreement accepted the sellers were able to immediately buy the next smaller home a townhouse Investors need a steadfast fierce advocate and that I have been In fact here is a testimonial from one of my investors-"Mary Mason has worked very hard on a number of purchases over the past eight years or so She is always available and has worked on a number of very difficult deals I would recommend her to anyone else looking for an agent " Relocation buyers and sellers moving in and out of the Greater Baton Rouge area benefit from my knowledge of following various Relocation company's rules and guidelines Sellers may still be in the home but packing or they may have already moved which requires patience and/or frequent visits to the home I have helped Relocation clients find schools for their children provided area resources they needed explored Baton Rouge's area history "Relo" buyers particularly want to know about all areas to live in It is my pleasure to give them a full tour of Baton Rouge and surrounding areas Relocation buyers have become repeat buyers and Relocation sellers Life is truly full circle I sold a house to an incoming Relocation buyer That person was actually someone we knew from a long time ago They moved twice while they lived here Then were transferred to California resulting in a "Relo" seller sale- accepted contract in less than 48 hours
