About Patrick Shores

Born and raised in Florence, Alabama, a quaint town in the northwestern part of the state, this individual developed a strong work ethic early on, providing lawn care services and managing a paper route before the age of twelve. While he cherishes the values instilled by small-town life, he has always aspired to the vibrancy of urban living.

In 1981, he earned a degree in Electronic Engineering Technology and relocated to Atlanta, Georgia. However, after less than a year in his first engineering role, he recognized that his true calling lay in sales. Transitioning to the luxury automobile sector, he quickly distinguished himself, earning the Salesman of the Year award in his inaugural year. His sales acumen caught the attention of a client, who invited him to join The Equitable in the insurance field. There, he achieved "Rookie of the Year" honors and secured a place in the prestigious Million Dollar Round Table, an elite group representing the top 1% of agents worldwide, throughout his tenure.

A few years later, he established his own agency, during which time he met his wife, Bonnie. She brought a daughter, Jordan, into their family, and they married two years later, welcoming their son, Jackson, a year after that. Jordan now works as an OR nurse and is a proud grandmother to two grandchildren, Alexander and Elle. Jackson has graduated with a degree in Computer Science from UCF and has made the Dean's List multiple times.

Together, Bonnie and he spent over 16 years specializing in life and health insurance for real estate professionals, managing their benefits. After retiring to Florida, he quickly sought new challenges, assisting his brother-in-law in managing a pre-owned auto business, where he was recognized as a sales leader by national lenders.

Active members of Live Oaks Community Church in The Villages, he oversees the Parking Warriors Team while Bonnie contributes to the Tech Team. Both are involved with Vision Nicaragua, a non-profit organization dedicated to aiding impoverished communities in villages north of León. Additionally, Bonnie serves as a "big sister" through the Big Brothers Big Sisters organization.

An avid sports enthusiast, he enjoys participating in various activities. A devoted Alabama fan, he also supports the University of Georgia, where his daughter graduated, and the University of Central Florida, alma mater of his son. His affinity for the New England Patriots stems from Bonnie's Boston roots. He is passionate about NASCAR and Formula One racing, having competed in numerous kart races over the past decade. In his leisure time, he enjoys playing softball, golf, and pickleball.

For him, integrity, service, and commitment are foundational principles. He is dedicated to working tirelessly to assist clients in buying or selling their homes. Reach out for a partnership that aims to exceed all your real estate expectations.

Sumter County, Florida represents one of the most unique real estate markets in the state, driven primarily by the massive retirement community of The Villages, which has transformed this once-rural agricultural area into a booming residential hub. The county has experienced explosive growth over the past two decades, with property values and construction activity reflecting the influx of retirees seeking active adult living in a warm climate. With 1,793 total actively licensed agents serving the area, the market demonstrates remarkable agent density for a county of its size, indicating both robust transaction volume and healthy competition among real estate professionals.

What makes Sumter County particularly fascinating is how this concentrated agent network serves a highly specialized demographic, with nearly all 1,793 agents maintaining active email communication channels to facilitate the fast-paced transactions typical of retirement relocations. The market dynamics here differ significantly from traditional Florida real estate markets, as buyers often make quicker decisions and frequently purchase sight-unseen based on lifestyle amenities rather than traditional factors like school districts or commute times.

Major Sumter County, Florida Real Estate Markets

The Villages dominates Sumter County's real estate landscape, spanning across multiple counties but headquartered here, creating a unique metropolitan area focused entirely on active adult living. This master-planned community has become the fastest-growing metropolitan area in the United States, with new neighborhoods, golf courses, and amenities constantly under development. Other significant markets include Wildwood, which serves as a more traditional small-town alternative, and Coleman, offering rural properties and affordable housing options for those seeking proximity to The Villages without the homeowner association requirements.

Lady Lake and portions of Leesburg also contribute to the county's diverse real estate portfolio, providing waterfront properties along Lake Griffin and Harris Chain of Lakes. These areas attract both full-time residents and seasonal buyers looking for fishing and boating opportunities, creating a secondary market that complements the retirement-focused primary market. The geographic spread of these communities requires agents to understand vastly different property types, from manufactured homes in active adult communities to luxury lakefront estates.

Market Dynamics and Geographic Complexity

Sumter County's real estate market operates with surprising seasonal consistency compared to other Florida markets, as retirement relocations occur year-round rather than following traditional buying seasons. The concentration of cash buyers creates a highly competitive environment where properties often sell within days of listing, and agents must move quickly to secure inventory for their clients. Price appreciation has been substantial, with some areas seeing double-digit increases annually as demand continues to outpace supply.

The market's geographic complexity stems from its rapid expansion and diverse property types, ranging from $200,000 manufactured homes to million-dollar custom builds, all within a relatively small geographic area. Agents must navigate multiple homeowner associations, understand various community amenities and restrictions, and stay current with ongoing development projects that constantly reshape the landscape and property values.

Why Businesses Need Sumter County, Florida Agent Contact Data

Financial services companies, insurance providers, and home service businesses find Sumter County agent networks invaluable for reaching affluent retirees making significant real estate investments. These 1,793 licensed agents with verified email contacts represent direct pathways to buyers who typically purchase with cash, invest in home improvements immediately, and require specialized services from moving companies to estate planning attorneys. The agent network here processes an unusually high volume of out-of-state transactions, making them essential partners for businesses serving relocating retirees.

Construction companies, landscaping services, and home improvement contractors particularly benefit from connecting with Sumter County agents, as new residents frequently undertake significant property modifications and customizations immediately after purchase. The ongoing development and high turnover rate in active adult communities create continuous opportunities for businesses that can establish relationships with the agent network, making this contact database essential for any company targeting the lucrative senior market segment.
