About Rachel Lewitt

Rachel S. Lewitt is the Principal Broker and Owner of Finkelman Real Estate, based in Middletown, Ohio. Her journey in real estate began at the age of 18 when she obtained her real estate license. She later earned a Bachelor of Arts degree from Miami University in Oxford, where she double-majored in Public Administration and Political Science, with a focus on Urban Affairs.

Rachel's initial foray into real estate was marked by her first project, which garnered the City of Middletown’s Certificate of Appreciation for her exemplary efforts in Historic Preservation. Following this, she relocated to Portland, Oregon, where she worked with the Equity Group Inc. as a real estate agent. She subsequently joined the Portland Development Commission, where she managed the Airport Way Urban Renewal Area. In this role, she oversaw budgets, intergovernmental contracts, and land development projects, collaborating closely with community stakeholders to facilitate public-private partnerships for significant commercial and manufacturing initiatives.

During her tenure in Portland, Rachel played a pivotal role in job creation and retention, launching a program aimed at promoting green and sustainable development. After the passing of her grandfather, Harry A. Finkelman, in 2004, Rachel returned to Ohio to oversee the family’s real estate holdings. She now manages several corporate entities, working with trusts and individual property owners to meet their specific management and sales objectives.

In 2010, Rachel established Finkelman Real Estate, marking the introduction of the region's first boutique real estate firm. Her commitment to ethical practices and community service is evident in her leadership style, which emphasizes integrity, creativity, and determination. In recognition of her contributions, Rachel received the "Realtor of the Year" award from the Middletown Board of Realtors in 2012 and was honored by the Ohio Association of Realtors.

Rachel has also been recognized for her outstanding sales performance, receiving the Middletown’s Elite Residential/Commercial Sales Club Award and exceeding her fundraising goal for the Realtors Political Action Committee (RPAC) in 2013. In 2014, she was inaugurated as the President of the Middletown Board of Realtors by National Association of Realtors President Steve Brown. In this capacity, she played a crucial role in a three-association merger and continues to contribute as an engaging speaker and negotiator within the Middletown Board of Directors and the Regional Management Team.

In 2015, Rachel continued her leadership as President while also serving as a Director of the Butler-Warren Association of Realtors. Her involvement extends to the Ohio Association of Realtors, where she has held various leadership roles, including Vice Chair of the Residential Property Management and Investment Forum and At-Large State Director. She has served in multiple capacities for the Middletown Board of Realtors and is currently active on the RPAC committee.

Rachel is a licensed real estate broker in both Oregon and Ohio and has received the Butler-Warren Association Sales Master award. In 2015, she was again named "Realtor of the Year." Additionally, she serves as President of Temple Beth Sholom, further demonstrating her commitment to community leadership.

Butler County, Ohio represents one of the Cincinnati metropolitan area's most dynamic real estate markets, positioned strategically between Ohio's major urban centers. This diverse county encompasses thriving communities from Hamilton and Middletown to West Chester Township and Fairfield, creating a complex tapestry of residential and commercial opportunities that attract both first-time homebuyers and seasoned investors.

The county's real estate landscape is supported by a robust network of 1,811 total actively licensed agents, with all 1,811 agents maintaining email contact information, reflecting the market's tech-savvy approach to modern real estate transactions. This comprehensive digital connectivity enables seamless communication across Butler County's varied submarkets, from luxury developments in West Chester to historic neighborhoods in Hamilton's revitalized downtown core.

Major Butler County, Ohio Real Estate Markets

West Chester Township stands as Butler County's crown jewel, commanding some of the highest property values in southwestern Ohio with its master-planned communities and proximity to major corporate headquarters. Meanwhile, Hamilton has emerged as an unexpected hotspot for millennials and young professionals, drawn by its walkable downtown district, craft brewery scene, and significantly more affordable housing options compared to Cincinnati proper.

Middletown and Fairfield represent the county's industrial heritage while experiencing remarkable residential revitalization, particularly in their historic districts. Oxford, home to Miami University, creates a unique rental market dynamic that influences surrounding communities, while smaller townships like Monroe and Trenton offer suburban family living with rural charm, attracting buyers seeking larger lots and newer construction at competitive price points.

Market Dynamics and Geographic Complexity

Butler County's real estate market defies simple categorization, with property values varying dramatically within mere miles due to school district boundaries, proximity to Interstate 75, and local economic factors. The county benefits from its position as a manufacturing hub while simultaneously attracting white-collar professionals commuting to Cincinnati, creating diverse buyer demographics with distinctly different housing preferences and price sensitivities.

Surprisingly, some of Butler County's fastest appreciation has occurred in previously overlooked neighborhoods, particularly those with historic character and walkable amenities. The market exhibits strong seasonal patterns, with spring inventory levels significantly impacting pricing strategies throughout the year, while new construction continues to reshape the county's suburban landscape, particularly in the northern townships.
