About Rakhshaneh Govari

Roxanne transitioned from her role as an educator with the New York Board of Education to embrace a new life in San Diego, a city she fell in love with during a family visit in 1998. By 2000, she and her sister, Sanam, had begun investing in real estate, quickly becoming passionate about the market. While working at Qualcomm in Sorrento Valley, they purchased properties in Mira Mesa, recognizing the financial advantages of ownership over renting—a value deeply rooted in their family’s traditions.

In 2000, Roxanne co-founded Soltan Banoo Restaurant with her mother and sister in University Heights. The success of the restaurant allowed her to leave her daytime job within a year, enabling her to focus on both the restaurant and her burgeoning real estate career. It was during this dynamic period that she met her husband, marrying in 2002.

In September 2003, Roxanne represented Soltan Banoo in securing a new location, coinciding with the birth of her son, Alexander. Following his arrival, her mother and sister took over the restaurant's operations, allowing Roxanne to dedicate herself fully to real estate. She remains involved in managing the restaurant's accounts, which she believes enhances her financial acumen and complements her real estate endeavors. “The busier I am, the more I achieve,” she notes.

With extensive personal and professional experience, Roxanne possesses a deep understanding of the San Diego real estate market. “I’m eager to be more active in real estate because I believe San Diego is one of the most vibrant cities for living and investing. I’ve witnessed sellers thrive from their investments and have helped buyers realize their dreams, which fills me with pride.”

In 2007, Roxanne and her team established Pemberley Realty, conveniently located near Soltan Banoo. She resides in University Heights with her husband, two children, and their pets, all of whom have invested in real estate in the Metro area with Roxanne as their broker. An active community member, she and her team provide a monthly newsletter to their neighborhoods and donate a portion of every commission to charitable organizations, both locally and internationally. Clients appreciate Roxanne’s honesty, integrity, and efficiency, often expressing relief at how she simplifies the buying and selling process. “She went above and beyond to get the job done for us,” says Juanita Hanger.

In 2010, after a thorough search, Roxanne found her assistant, Brenda Beltran, who has significantly enhanced Pemberley Realty's operations with her technological expertise and professionalism. Roxanne’s sister, Sanam, also joined the team as a marketing consultant, bringing over a decade of experience in restaurant management and marketing, along with fresh energy to the firm. Sanam contributes to the newsletter as a columnist and editor.

Today, Roxanne leads a team of ten active agents dedicated to serving the San Diego community in both property sales and management. They are currently developing the Pemberley blog to keep clients informed about market trends and local happenings. San Diego County's real estate market stands as one of California's most dynamic and valuable, encompassing everything from beachfront luxury properties in La Jolla to family-friendly suburban developments in Poway and Santee. With a median home price consistently ranking among the nation's highest, this Southern California market attracts investors, homebuyers, and real estate professionals from across the globe, creating an intensely competitive environment where local expertise proves invaluable.

The county's 29,242 total actively licensed agents represent one of the most concentrated real estate professional populations in the United States, with remarkably, all 29,242 agents maintaining email contact information—a testament to the market's tech-savvy, digitally connected nature. This substantial agent network reflects the complexity and opportunity within San Diego's diverse real estate landscape, from downtown high-rise condominiums to sprawling ranch properties in the backcountry.

Major San Diego County, California Real Estate Markets

The county's real estate activity centers around several distinct metropolitan markets, each with unique characteristics and price points. Coastal communities like Del Mar, Solana Beach, and Encinitas command premium prices for their proximity to beaches and highly rated schools, while inland cities such as Escondido, El Cajon, and Chula Vista offer more affordable options that still benefit from the county's year-round climate and economic opportunities. Downtown San Diego's urban core has experienced dramatic growth in high-density residential development, transforming formerly industrial areas into sought-after neighborhoods.

North County markets including Carlsbad, Oceanside, and Vista have emerged as particularly hot segments, attracting both young professionals and retirees seeking newer construction and master-planned communities. Meanwhile, East County areas like Santee, La Mesa, and Lemon Grove provide traditional suburban living with significantly lower entry costs, making them increasingly popular among first-time homebuyers and families seeking larger properties with outdoor space.

Market Dynamics and Geographic Complexity

San Diego County's real estate market exhibits remarkable geographic complexity, with microclimates, school district boundaries, and proximity to employment centers creating dramatically different property values within short distances. A surprising trend has been the rise of luxury markets in previously overlooked areas—neighborhoods in National City and Spring Valley have seen substantial appreciation as buyers seek alternatives to traditionally expensive coastal areas, while maintaining reasonable commutes to major employment hubs.

The market's seasonal patterns differ significantly from many California regions, with activity remaining relatively steady year-round due to the consistent climate and steady influx of military relocations, technology workers, and retirees. However, inventory levels fluctuate dramatically between coastal and inland areas, with beachfront properties maintaining extremely low supply levels while inland markets experience more typical seasonal variations in available homes.

Why Businesses Need San Diego County, California Agent Contact Data

Mortgage lenders, title companies, and real estate service providers require direct access to San Diego's extensive agent network to capture market share in this high-value market. With average transaction values significantly above national norms, establishing relationships with even a small percentage of the county's 29,242 agents can generate substantial business volume, making comprehensive agent contact databases essential for competitive positioning.

Insurance companies, home improvement contractors, and financial services firms benefit enormously from direct agent relationships, as these professionals influence client decisions across multiple high-value services. The fact that all active agents maintain email addresses enables efficient digital marketing campaigns and relationship-building efforts that can quickly scale across this large, geographically diverse professional network.
