About Richard Ayling

Patricia transitioned into real estate in 2003 after a successful career in the technology sector, followed by Rick joining her in 2006. Patricia expresses a strong preference for working with first-time homebuyers, stating, “We have been fortunate to sell numerous high-end properties, particularly in Edmond, but guiding first-time buyers through one of their most significant financial decisions is incredibly rewarding.” They also share a passion for the architectural charm of historic homes from the early days of statehood, relishing every opportunity to represent such properties.

In 2008, Patricia and Rick began participating in half and full marathons with the Leukemia and Lymphoma Society’s Team In Training (TNT), a leader in endurance sports fundraising. Their involvement has contributed to vital research funding for innovative cancer therapies, including bortezomib and ibrutinib, which target and eliminate cancer cells. Their commitment to this cause led them, alongside fellow TNT alumni, to establish the Run Lucky 5K and Mission Mile Fun Run. This St. Patrick’s Day-themed family event has rapidly grown into one of Oklahoma City’s largest running events, raising over $250,000 for cancer research.

Beyond their real estate endeavors and marathon running, Patricia and Rick are dedicated to community service, actively participating in Habitat for Humanity and AMBUCS, an organization focused on fostering independence for individuals with disabilities. Rick also pursues his passion for music, performing with several bands in the Oklahoma City area.

Both Patricia and Rick embrace a personal philosophy of continuous learning and daily contributions to their community. Described as passionate, committed, and enjoyable to work with, they are eager to assist clients in finding their ideal home, whether it’s a new construction, a first residence, or a historic estate. For exceptional service in real estate, they invite potential clients to reach out with their contact information. The OKC Real Estate Team is ready to help with all buying, selling, and building needs.

Oklahoma County stands as the economic powerhouse of Oklahoma, anchored by Oklahoma City and encompassing a diverse real estate landscape that reflects both urban sophistication and suburban growth. The county's property market has experienced remarkable resilience, with neighborhoods ranging from historic districts like Heritage Hills to rapidly expanding areas such as Moore and Edmond, creating opportunities across every price point and property type.

What makes Oklahoma County particularly intriguing is its emergence as a major corporate relocation destination, driven by significant energy sector investments and a surprisingly robust tech industry presence. This economic diversification has created unexpected demand patterns, with areas like Bethany and The Village seeing substantial appreciation as professionals seek affordable alternatives to coastal markets while maintaining access to urban amenities.

Major Oklahoma County, Oklahoma Real Estate Markets

Oklahoma City dominates the county's real estate activity, but the surrounding municipalities each offer distinct market characteristics. Edmond commands premium prices with its highly-rated schools and upscale developments, while Moore and Norman attract families seeking newer construction and strong community ties. Del City and Midwest City provide essential affordable housing stock, and their markets have shown surprising strength as first-time buyers discover these well-established communities.

The county's geographic reach extends into rural areas where large-lot properties and agricultural land create additional market segments. Towns like Jones and Arcadia represent emerging opportunities as Oklahoma City's growth pushes development boundaries, while established communities like Yukon and Mustang continue to attract buyers seeking small-town character with metropolitan access.

Market Dynamics and Geographic Complexity

Oklahoma County's real estate market operates with fascinating micro-dynamics, where tornado alley geography influences both construction standards and insurance considerations, creating unique selling points around storm shelters and resilient building materials. The energy sector's cyclical nature historically drove market volatility, but recent economic diversification has created more stable demand patterns, particularly in the technology and healthcare corridors.

Inventory levels vary dramatically across the county's 718 square miles, with urban core properties experiencing competitive bidding situations while rural areas maintain more balanced buyer-seller dynamics. The county's position as a major transportation hub, intersected by multiple interstate highways, creates distinct pricing corridors that follow these infrastructure patterns, making location knowledge crucial for successful transactions.
