About Robert Bland

Robert Bland recognized his calling in real estate early in life, and through keen insight and determination, he has established himself as a leading multi-million dollar producer at Martha Turner Properties. His foundational knowledge of the industry stems from his father, a residential developer whose work spanned locations such as Spain, New Orleans, Puerto Rico, and Houston. Despite the various cities he lived in during his childhood, Houston has always remained his true home.

Fluent in Spanish, Robert graduated from St. John’s School before attending Tulane University and ultimately earning a BBA from the University of Texas. He began his professional journey in real estate as a project manager focused on new construction. After obtaining his real estate license in 1979, he relocated to Austin to engage in land development, where he also completed his MBA at UT.

In 1990, Robert returned to Houston and joined Martha Turner Properties. Within a year, he earned a place in the Circle of Excellence, the company’s prestigious group of top producers, a distinction he has maintained annually since. He was inducted into the Hall of Fame in 1996 and was recognized as the company’s top producer in 2001, 2002, and 2003. Additionally, he consistently ranks among the Houston Business Journal’s Top 25 Residential Realtors.

Robert exemplifies the high standards of excellence associated with Martha Turner Properties. He credits his success to personal referrals from satisfied clients and friends, embodying the belief that busy individuals often deliver the best results. A key strength of his is his facilitation skills; he prioritizes clear communication among all parties involved in a transaction, ensuring that each closing is a success where everyone feels they have achieved their goals. His expertise spans all areas of Houston, with particular proficiency in River Oaks, the Museum District, Tanglewood, and close-in Memorial.

Outside of his professional commitments, Robert is married and has two children. He actively participates on the advisory board of the Salvation Army, where he chairs the real estate committee. In his leisure time, he enjoys traveling, skiing, surfing, and playing tennis.

Houston's inner loop commands premium pricing with its mix of luxury condominiums, historic neighborhoods like River Oaks and Montrose, and rapidly gentrifying areas such as EaDo and the Heights. The Energy Corridor and Galleria districts attract corporate relocations and international buyers, while master-planned communities in Katy, Sugar Land, and The Woodlands offer family-oriented suburban living with top-rated schools and extensive amenities.

Emerging markets in Cypress, Tomball, and Pearland showcase some of the county's fastest appreciation rates, driven by new construction and infrastructure improvements. The Port of Houston's expansion continues to fuel commercial real estate demand in eastern Harris County, while the Texas Medical Center creates unique opportunities for medical office buildings and high-end residential properties catering to healthcare professionals.

Market Dynamics and Geographic Complexity

Harris County's 1,703 square miles present unique challenges that require deep local expertise, from flood plain considerations following Hurricane Harvey to understanding the nuances of MUD districts and property tax implications. The market operates across multiple price points simultaneously—luxury estates in Memorial can exceed $10 million while first-time buyer opportunities exist in areas like Aldine and Humble.

Energy sector fluctuations create cyclical patterns that savvy agents leverage for timing strategies, while the county's increasing diversification into technology, aerospace, and healthcare provides market stability.
