About Stephanie Record

Stephanie Record has been a resident of Hemet since 1959, when she moved there with her family. A graduate of Hemet High School in 1973, she embarked on a two-decade career in the banking sector, ultimately rising to the position of Vice President at Inland Savings & Loan. In 1992, Stephanie transitioned to a role as a Legal Assistant for esteemed local attorney James Ybarrondo, where her dedication and reliability earned her a 16-year tenure.

In 2002, following the passing of her husband, Bill Record, a respected dairyman in the San Jacinto Valley, Stephanie sought a new career path that would allow her to leverage her vibrant personality while helping others. Given her lifelong exposure to real estate—her father, Anthony "Tony" Iacono, was a renowned custom home builder in the area, and her brother, August Iacono, currently leads a successful custom home building firm—real estate felt like a natural fit.

Stephanie joined Century 21 McDaniel & Associates in November 2005. Drawing on her extensive network of friends, family, and professional contacts, she has established herself as a leading agent in both listings and sales, earning numerous accolades along the way. Her commitment to helping clients achieve their real estate aspirations has been a source of great satisfaction. In recognition of her exceptional service, she received the Quality Service Award in 2013 and continues to excel in the real estate industry.

San Diego County's real estate market stands as one of California's most dynamic and valuable, encompassing everything from beachfront luxury properties in La Jolla to family-friendly suburban developments in Poway and Santee. With a median home price consistently ranking among the nation's highest, this Southern California market attracts investors, homebuyers, and real estate professionals from across the globe, creating an intensely competitive environment where local expertise proves invaluable.

The county's 29,242 total actively licensed agents represent one of the most concentrated real estate professional populations in the United States, with remarkably, all 29,242 agents maintaining email contact information—a testament to the market's tech-savvy, digitally connected nature. This substantial agent network reflects the complexity and opportunity within San Diego's diverse real estate landscape, from downtown high-rise condominiums to sprawling ranch properties in the backcountry.

Major San Diego County, California Real Estate Markets

The county's real estate activity centers around several distinct metropolitan markets, each with unique characteristics and price points. Coastal communities like Del Mar, Solana Beach, and Encinitas command premium prices for their proximity to beaches and highly rated schools, while inland cities such as Escondido, El Cajon, and Chula Vista offer more affordable options that still benefit from the county's year-round climate and economic opportunities. Downtown San Diego's urban core has experienced dramatic growth in high-density residential development, transforming formerly industrial areas into sought-after neighborhoods.

North County markets including Carlsbad, Oceanside, and Vista have emerged as particularly hot segments, attracting both young professionals and retirees seeking newer construction and master-planned communities. Meanwhile, East County areas like Santee, La Mesa, and Lemon Grove provide traditional suburban living with significantly lower entry costs, making them increasingly popular among first-time homebuyers and families seeking larger properties with outdoor space.

Market Dynamics and Geographic Complexity

San Diego County's real estate market exhibits remarkable geographic complexity, with microclimates, school district boundaries, and proximity to employment centers creating dramatically different property values within short distances. A surprising trend has been the rise of luxury markets in previously overlooked areas—neighborhoods in National City and Spring Valley have seen substantial appreciation as buyers seek alternatives to traditionally expensive coastal areas, while maintaining reasonable commutes to major employment hubs.

The market's seasonal patterns differ significantly from many California regions, with activity remaining relatively steady year-round due to the consistent climate and steady influx of military relocations, technology workers, and retirees. However, inventory levels fluctuate dramatically between coastal and inland areas, with beachfront properties maintaining extremely low supply levels while inland markets experience more typical seasonal variations in available homes.

Why Businesses Need San Diego County, California Agent Contact Data

Mortgage lenders, title companies, and real estate service providers require direct access to San Diego's extensive agent network to capture market share in this high-value market. With average transaction values significantly above national norms, establishing relationships with even a small percentage of the county's 29,242 agents can generate substantial business volume, making comprehensive agent contact databases essential for competitive positioning.

Insurance companies, home improvement contractors, and financial services firms benefit enormously from direct agent relationships, as these professionals influence client decisions across multiple high-value services. The fact that all active agents maintain email addresses enables efficient digital marketing campaigns and relationship-building efforts that can quickly scale across this large, geographically diverse professional network.
