About Stephen Herold

Stephen brings nearly four decades of experience to the real estate sector as a third-generation Realtor in Northern and Western New Jersey. His family's legacy in the industry began in 1947 when his grandfather established a firm in Bogota, New Jersey. In 1963, his father, Jeffrey, joined the business, which later relocated to Hackensack and continues to thrive today as both a boutique real estate agency and appraisal firm.

Stephen commenced his real estate career at the age of eighteen, focusing on land sales, modular construction, secondary lake homes, and agricultural properties in Vernon and Wantage, Sussex County. His expertise in these areas was particularly valuable given the region's rural characteristics.

During the 1990s, Stephen managed the Bogota branch of the firm and played a pivotal role in securing a Prudential franchise for the company. Under his leadership, the firm expanded to four offices, employing 62 licensed agents and establishing a referral network of over 100 professionals.

In addition to his real estate experience, Stephen has been a licensed appraiser in New Jersey and New York since the late 1980s. This expertise has enabled him to conduct "highest and best use" analyses, essential for assessing a property's economic potential. The banking boom of the early 2000s led him and Jeffrey into the bank site brokerage sector, where they successfully assembled and sold multiple properties for bank and drug store developments across nine counties in Northern New Jersey and Southern New York.

Currently, Stephen operates the New Jersey firm primarily as an appraisal service under the name Herold Appraisal Group. The firm provides evaluations for a diverse range of properties, including shopping centers, large industrial complexes, apartment buildings, and residential properties. Their services cater to various needs, such as estate settlements, matrimonial disputes, and tax appeals at both county and state levels.

Stephen has personally facilitated over a dozen 1031 tax exchanges for his firm and private clients, with transactions spanning from major retail properties to residential exchanges. As he transitions to Florida, his primary focus will be on identifying investment opportunities for his clients.

Having visited the Palm Coast area for over 20 years, Stephen became a permanent resident in 2020, although he continues to commute to New Jersey. He has been married to his wife, Suzanne, for more than 25 years and is the proud father of two children: Morgan, a University of Florida graduate residing in Gainesville, and Blake, who works with a local pool servicing company.
