About Steven Stinnett

A Fort Collins native, this real estate professional proudly represents the third generation of his family in the area. His family's entrepreneurial spirit is deeply rooted in Fort Collins, with his grandfather founding Ray’s Market at the intersection of Vine and College over sixty years ago. The family also operated Stinnett Cleaners for many years, while both his father and grandfather were active in real estate investing and property management during the 1960s, 70s, and 80s. From a young age, he was immersed in the world of real estate, assisting with his father's rental properties—painting, changing locks, landscaping, and cleaning. His grandfather’s philosophy of treating tenants as extended family left a lasting impression, shaping his approach to business.

Family remains a cornerstone of his life. He takes immense pride in his two sons, who continually exceed expectations and inspire him with their accomplishments. His experience as a coach in football and baseball has also been rewarding, providing him with joy and valuable lessons from the young athletes he has mentored. An outdoor enthusiast, he enjoys running, rafting, wakeboarding, and has been skiing since 1978. He is particularly passionate about Habitat for Humanity, finding fulfillment in contributing to the community.

His wife, Sherri, is not only his partner in life but also in business. Their complementary strengths enhance the service they provide to clients, making the experience of working with him even more rewarding, as clients also benefit from Sherri’s expertise.

His professional journey began in the military after high school in the early 1980s, serving in the U.S. Army's 534th Military Police Division in Panama and Honduras. This experience instilled in him a strong work ethic and high ethical standards. Following his military service, he pursued a degree in Psychology and Criminal Justice at the University of Nevada, Reno, graduating in 1990.

After graduation, he followed in his grandfather's footsteps by opening his first business. Over the next thirteen years, he owned and operated four pizzerias and eventually launched a restaurant and bar in Greeley. However, his passion for real estate led him to transition from the restaurant industry in 2003 to focus on helping clients navigate the real estate market.

Since embarking on his real estate career, he has consistently ranked among the top agents in his company, leveraging his extensive knowledge of the Northern Colorado residential market. Over the years, he has built lasting relationships and assisted hundreds of families in buying and selling their homes. He is committed to fostering lifelong relationships with his clients, aspiring to be their trusted realtor for years to come.

Weld County, Colorado represents one of the state's most dynamic and rapidly evolving real estate markets, stretching across a vast geographic area that encompasses everything from suburban Denver spillover communities to agricultural heartlands. The county's real estate landscape has been transformed by Colorado's population boom and the increasing appeal of communities that offer small-town charm with Front Range accessibility. From Greeley's established neighborhoods to the explosive growth in Johnstown and Windsor, Weld County has become a magnet for buyers seeking value, space, and quality of life that's increasingly difficult to find in Denver's immediate suburbs.

Major Weld County, Colorado Real Estate Markets

Greeley anchors Weld County's real estate activity as the largest city and economic hub, but the county's most exciting growth stories are unfolding in smaller communities along the Denver metro fringe. Windsor and Severance have experienced tremendous residential development, attracting families drawn to newer construction and top-rated school districts. Meanwhile, Johnstown continues its transformation from rural community to sought-after suburban destination, with master-planned developments reshaping its landscape entirely.

The northern communities of Evans, Garden City, and Milliken offer more affordable entry points into homeownership, while rural areas throughout the county present unique opportunities in agricultural and recreational properties. Each market segment requires specialized knowledge, from understanding new construction timelines in rapidly developing areas to navigating agricultural water rights in rural transactions, creating distinct niches for the county's 901 real estate professionals.

Market Dynamics and Geographic Complexity

Weld County's real estate market operates across multiple economic drivers, creating complexity that requires local expertise to navigate effectively. The county's agricultural heritage remains strong, supporting a robust rural and ranch property market, while energy sector activity influences both commercial real estate and workforce housing demand. Simultaneously, the spillover effect from Denver's expensive housing market continues to drive residential growth in the county's southern communities.

What makes this market particularly interesting is its price diversity and inventory variation across different areas. Buyers can find everything from affordable starter homes in established neighborhoods to luxury properties in new developments, often within a relatively small geographic area. This diversity, combined with varying municipal regulations and development patterns across different cities and unincorporated areas, creates a market where local knowledge and professional relationships prove invaluable.

Why Businesses Need Weld County, Colorado Agent Contact Data
