About Susan Galyean

### Personal Philosophy

Susan believes in the transformative power of knowledge and generosity, echoing Winston Churchill's sentiment: "We make a living by what we get, but we make a life by what we give." Her dedication to lifelong learning and self-improvement enriches her professional practice and personal interactions. As a committed educator, writer, and mentor, Susan approaches real estate with a philosophy of discovery—identifying gaps in knowledge, seeking solutions, and sharing insights to enhance her clients' lives. She measures her success by the confidence her clients exhibit in making informed decisions regarding their residential and investment real estate transactions.

### Experience

Since launching her real estate career in Austin in 1986, Susan has been a dedicated full-time REALTOR®, assisting clients with both personal and investment property transactions across Central Texas. Her extensive experience encompasses a wide range of single-family properties, including condominiums, garden homes, and larger estates. She has successfully guided clients through the custom home building process, collaborating with some of Austin’s premier architects and builders. Additionally, Susan holds a "Green" designation from the National Association of REALTORS® and has participated in various projects aimed at creating energy-efficient and sustainable homes.

Her proficiency extends to diverse transaction types, including homesite selection, financing, renovation projects (such as fix-and-flips), construction roll-overs for custom home clients, and 1031 exchange transactions for investors. Many of her investor clients strategically expand their portfolios of single-family and duplex properties as part of their retirement planning.

### Background & Education

A native Texan from Pearsall, Susan holds a Bachelor of Arts and a Master of Arts from Rice University, earned in 1974 and 1976, respectively. She began her career in education, teaching at Cy-Fair High School from 1976 to 1980, before transitioning to technical writing and training for Fortune 500 companies from 1979 to 1982. In 1982, she married David and subsequently sold computers to Fortune 500 companies until 1985. Since becoming a REALTOR® in Austin, she has been an active member of Riverbend Church since 1986 and has participated in the Riverbend Chorale since 2005. Travis County, Texas represents one of the most dynamic and rapidly evolving real estate markets in the nation, anchored by Austin's explosive growth as a major tech hub and cultural destination. The county's real estate landscape has transformed dramatically over the past decade, with home values skyrocketing and inventory challenges creating intense competition among buyers. What makes this market particularly fascinating is how traditional Austin neighborhoods are experiencing gentrification alongside the development of entirely new master-planned communities stretching from Cedar Park to Pflugerville.

The county's real estate ecosystem is supported by an impressive network of 10,428 total actively licensed agents, with all 10,428 agents maintaining email contact information - a remarkably high connectivity rate that reflects the market's tech-forward nature. This substantial agent population indicates both the market's robust activity levels and the professional infrastructure required to handle the complex transactions typical of Travis County's diverse property types and price points.

Major Travis County, Texas Real Estate Markets

Austin dominates as the central marketplace, but the county's real estate activity extends far beyond the city limits into thriving suburban markets like Round Rock, Cedar Park, and Lakeway. Each area offers distinct characteristics - from the luxury lakefront properties along Lake Travis to the family-oriented developments in Leander and the urban condominiums sprouting throughout East Austin. The western portions of the county, including areas like Bee Cave and West Lake Hills, command some of the highest property values in Texas.

The northern corridor along Highway 183 and Interstate 35 has emerged as a particularly hot market, with communities like Pflugerville and Hutto experiencing unprecedented growth. These areas attract both first-time homebuyers and investors seeking more affordable entry points into the Travis County market, while still maintaining reasonable commute times to Austin's major employment centers and the burgeoning tech campuses.

Market Dynamics and Geographic Complexity

Travis County's real estate market operates with unusual velocity and complexity, characterized by multiple offers, escalation clauses, and cash buyers competing alongside traditional financing. The market shows surprising resilience across different segments - while luxury homes in Westlake and Tarrytown maintain steady appreciation, starter homes in areas like Del Valle and eastern Austin often sell within days of listing. Geographic microclimates create dramatic price variations within short distances, making local expertise absolutely essential.

The county's growth patterns create unique challenges, with new construction struggling to keep pace with population influx from major corporate relocations. This supply-demand imbalance has created opportunities in previously overlooked areas like Manor and Elgin, where savvy investors and buyers are finding value. The complexity of flood plains, MUDs, and varying HOA structures across different developments requires deep local knowledge to navigate successfully.

Why Businesses Need Travis County, Texas Agent Contact Data

Real estate service providers, from mortgage lenders to home inspectors, recognize that Travis County's agent network represents a goldmine of referral opportunities and partnership potential. With over 10,000 active agents handling transactions across diverse price points and property types, businesses need direct access to build relationships and establish referral pipelines. The market's rapid pace means agents constantly seek reliable service providers who understand local nuances and can deliver quickly.

Technology companies, financial services, and real estate startups particularly benefit from connecting with Travis County agents who are typically early adopters and influencers within their networks. These agents handle high-value transactions and work with affluent, tech-savvy clients who represent ideal customers for premium services and innovative real estate solutions.
