About Teddy Stewart

Thank you for visiting my website. I appreciate the opportunity to share my background and how I can assist you in your real estate journey.

A lifelong resident of Walton County, I come from a family with deep roots in both Walton and Okaloosa Counties, spanning over a century. After graduating from Walton High School, I served four years in the United States Air Force, followed by a rewarding 22-year tenure with the San Antonio Police Department. My career then transitioned to the financial sector, where I spent three years at a Wall Street investment firm, focusing on marketing to public pension fund clients.

In 2010, my wife Darlene and I returned to our hometown, where I embarked on my real estate career. I have had the privilege of working with Coldwell Banker United and collaborating with Ken Koger to help clients navigate both residential and commercial real estate transactions.

During my time with the San Antonio Police Department, I was elected five consecutive times to serve on the Board of Trustees for the Fire and Police Pension Fund, overseeing assets exceeding $2 billion and providing benefits to 5,000 firefighters and police officers and their families. Additionally, I held two terms as President of the San Antonio Police Officers Association, representing 2,000 officers. These roles honed my skills in negotiation and problem-solving, notably leading a team that negotiated a collective bargaining agreement valued at over $30 million over three years. As a trustee, I chaired the legislative committee for seven years, successfully developing and advocating for four legislative packages that received overwhelming support from the San Antonio City Council and the Texas Legislature.

My objective as your Realtor is to leverage this extensive experience in negotiation and problem-solving to help you achieve your real estate goals, whether buying or selling a property. Ken and I are committed to delivering the highest level of professional service to our clients, assisting them in realizing their real estate aspirations.

On a personal note, Darlene and I have been happily married for 29 years and are proud parents to three daughters and grandparents to three wonderful grandchildren, with another on the way later this year. We feel incredibly fortunate to have such a loving family and to live in this beautiful area.

Walton County, Florida represents one of the most dynamic and rapidly evolving real estate markets along the Gulf Coast, attracting both luxury vacation home buyers and permanent residents seeking coastal lifestyle opportunities. This scenic county, stretching from the emerald waters of the Gulf of Mexico to pristine inland lakes and forests, has experienced unprecedented growth in recent years, driven by remote work trends and Florida's continued population boom.

With 3,774 total actively licensed real estate agents operating throughout the county—all maintaining current email contact information—Walton County boasts one of the most professionally robust agent networks per capita in Northwest Florida. This extensive network of licensed professionals reflects the market's complexity and the diverse needs of buyers ranging from first-time beachfront condo purchasers to multi-million dollar estate investors.

Major Walton County, Florida Real Estate Markets

The county's real estate landscape centers around several distinct markets, each with unique characteristics and price points. Destin-Fort Walton Beach serves as the primary metropolitan hub, featuring high-rise condominiums, luxury resort properties, and established residential neighborhoods. Meanwhile, the 30A corridor—including Seaside, WaterColor, and Rosemary Beach—commands some of the highest property values in the region, with custom beach homes regularly selling for $5-15 million.

Inland communities like Freeport, Defuniak Springs, and Crestview offer more affordable housing options while still providing access to the county's recreational amenities and growing job market. These areas have seen surprising appreciation rates, with some neighborhoods experiencing 20-30% value increases over the past three years as buyers seek alternatives to premium coastal properties.

Market Dynamics and Geographic Complexity

Walton County's real estate market operates across multiple price segments simultaneously, creating unique challenges for agents and opportunities for savvy investors. Seasonal vacation rental demand drives much of the coastal market activity, while year-round residents increasingly populate inland areas with new construction communities and established neighborhoods. The county's strict building codes and environmental protections add complexity to development projects but help preserve property values.

Geographic diversity within the county means agents must understand everything from beachfront regulations and flood zone requirements to rural land development opportunities and historic district preservation rules. This complexity explains why the county supports such a large number of licensed professionals, each bringing specialized knowledge to different market segments and geographic areas.

Why Businesses Need Walton County, Florida Agent Contact Data

Companies serving the real estate industry—from mortgage lenders and title companies to home improvement contractors and luxury furnishing retailers—require direct access to Walton County's extensive agent network to effectively market their services. With all 3,774 licensed agents maintaining current email addresses, businesses can efficiently reach professionals handling transactions across all price ranges and property types, from modest inland homes to ultra-luxury coastal estates.

The county's unique market dynamics, including high transaction volumes, diverse property types, and significant out-of-state buyer activity, create substantial opportunities for service providers who can effectively connect with local agents. Direct agent contact data enables businesses to build relationships with professionals who influence major purchasing decisions and can provide referrals across the county's varied real estate segments.
