About Teena Regan

Teena Regan embarked on her real estate career in 2007 after dedicating 22 years to being a stay-at-home parent. Her enthusiasm for the industry is evident in her interactions, and her clients often become lifelong friends, recognizing her exceptional work ethic and describing her as "happy, smart, savvy, and hardworking."

Entering the real estate market during a tumultuous period, Teena faced significant challenges as many agents left the field in search of more stable employment amid a crashing housing market. However, she identified an opportunity and established her own investment group focused on acquiring, rehabilitating, and flipping properties. From August 2009 to January 2013, Teena and her partners successfully acquired and sold 39 homes, achieving an impressive average list-to-sales price ratio of 98.8% and an average market duration of just 28 days—remarkably low compared to the industry standard at the time. The investment group also realized an average profit margin of 24% per property and acquired abandoned lots in established neighborhoods. As the market began to recover in 2013, the group transitioned to new construction, building and selling 36 homes over two years. Although the partnership eventually dissolved, the experience ignited Teena's passion for development and new construction.

Teena attributes much of her success to the dedicated team she has assembled, which includes three buyer agents, a land/farm agent, a listing assistant, and an award-winning administrative assistant. While each member has a distinct role, they collectively embrace the team's guiding principle, inspired by Proverbs 22:1: "A good name is to be desired over wealth." This philosophy underscores their commitment to maintaining a strong reputation within the community and emphasizes their dedication to service. Their volunteer efforts range from building ramps for individuals with disabilities to supporting veterans and engaging with local youth, reflecting their belief in the importance of giving back.

As a lifelong resident of Cobb County, Teena is actively involved in various charitable and business organizations, including the Kennesaw Business Association, Cobb Chamber of Commerce, Partners in Education, Special Needs Partners, Homes for Vets, Wounded Warriors, SafePath, and Project Peace for Teens.

Consistently ranking among the top 5% of realtors in Cobb County, Teena has received numerous accolades, including recognition as a top team from 2009 to 2012 and being among the top seven groups from 2003 to 2015 by Keller Williams. One of her most cherished honors is being named Cultural Ambassador for the Southeast Region.

Teena's family is a close-knit unit, both personally and professionally. Her husband, Eric, has been by her side for 32 years, and their daughter, Tanner, serves as the interior designer and community outreach developer, while also coordinating listings. Their son Ryan focuses on charitable community outreach as a buyers specialist, and their other son, Josh, owns a dog grooming business. The family proudly shares stories of their four grandchildren: Brody, Blake, Brooklyn, and Cooper.

Guided by the principle of Proverbs 22:1, Teena believes that the pursuit of a good name is paramount, with wealth being a natural byproduct of integrity and service.

The Cobb County real estate market stands as one of Georgia's most dynamic and diverse property landscapes, attracting homebuyers and investors with its unique blend of suburban charm and metropolitan convenience. Located just northwest of Atlanta, this thriving county has experienced remarkable growth over the past decade, transforming from a primarily residential area into a major economic hub that rivals many standalone metropolitan areas across the Southeast.

What makes Cobb County particularly fascinating is its ability to maintain distinct neighborhood identities while supporting a robust network of 11,342 total actively licensed agents—all of whom maintain active email communications. This substantial professional presence reflects the area's consistent transaction volume and the complexity of serving such a geographically and economically diverse market.

Major Cobb County, Georgia Real Estate Markets

Marietta serves as the county seat and primary market driver, offering everything from historic downtown condominiums to sprawling estate properties in prestigious neighborhoods like East Cobb. The city's proximity to major employers and its well-established infrastructure make it a consistent performer in both residential and commercial sectors. Meanwhile, Kennesaw has emerged as a surprising hotspot for young professionals and families, particularly around Kennesaw State University, where townhomes and modern subdivisions command premium prices.

Smyrna represents another crucial market segment, with its revitalized downtown area attracting significant investment in mixed-use developments and luxury apartments. The western portions of the county, including Powder Springs and Austell, offer more affordable entry points while still providing access to Atlanta's job market, creating distinct micro-markets that require specialized local expertise to navigate effectively.

Market Dynamics and Geographic Complexity

Cobb County's real estate landscape is characterized by dramatic price variations that can shift within just a few miles, largely influenced by school district boundaries, proximity to major highways like I-75 and I-285, and access to the Silver Comet Trail. The county's unique position as both a destination for Atlanta commuters and a self-contained economic center creates interesting dynamics where properties near corporate headquarters in Cumberland or the Battery Atlanta command different premiums than similar homes in more traditional suburban settings.

One surprising trend involves the increasing demand for properties near the county's expanding entertainment and sports venues, particularly around Truist Park and the surrounding development. This area has seen property values increase substantially, while simultaneously creating new opportunities for short-term rental investments and commercial real estate ventures that didn't exist just five years ago.

Why Businesses Need Cobb County, Georgia Agent Contact Data

With 11,342 agents with email addresses actively working in this market, the competition for client attention and professional partnerships is intense. Mortgage lenders, home inspectors, contractors, and other real estate service providers need direct access to these professionals to build the referral networks essential for success in such a fragmented market. The sheer number of active agents also indicates the volume of transactions requiring ancillary services.

Additionally, companies looking to relocate employees to the area or real estate technology firms seeking to penetrate this market need comprehensive contact data to effectively reach decision-makers. The diversity of property types and price points means that different agents specialize in vastly different market segments, making targeted communication strategies essential for businesses hoping to establish meaningful professional relationships in Cobb County's competitive real estate ecosystem.
