About Timothy Riordan

**Professional Biography**

Since 2009, Timothy has dedicated their career to real estate, transforming an initial vision of revitalizing underappreciated properties in West Side neighborhoods into a profound commitment to assisting clients in achieving their real estate aspirations through effective marketing and negotiation strategies.

**Career Path**

In 2005, Timothy experienced a life-altering workplace accident that resulted in the amputation of their left arm just below the elbow. Following a challenging recovery and significant introspection, they discovered a passion for real estate. Earning their New York State real estate license in 2007, Timothy embarked on their first project that same year—a 6,000-square-foot apartment building at 127 Auburn Avenue, which contained six vacant units in various states of disrepair. Acquired for $19,000, this ambitious undertaking served as a rigorous introduction to renovation and property management for the then 27-year-old novice.

The building, a prominent eyesore at the corner of Auburn and Dewitt, had garnered a reputation for criminal activity. Undeterred, Timothy rallied local residents eager to contribute to the revitalization efforts. Over two years, the property underwent a complete transformation, ultimately becoming fully occupied with quality tenants. During this period, Timothy also acquired and rehabilitated the neighboring house, which was sold to an owner-occupant who continues to reside there today. Additionally, they tackled what was deemed the least attractive house on Bryant Street in Elmwood Village, featured in a Buffalo Rising article in 2007. By 2009, Timothy successfully sold the Bryant property and the six-unit building in 2011, coinciding with the upward trajectory of both their career and the Buffalo real estate market.

**Personal Life**

In October 2009, Timothy married their wife, and they welcomed their son in early 2011. As family life flourished, so did their real estate career. In 2009, they assisted 27 families with their real estate transactions, and by 2012, they were selling a home every five days—ten times the average annual sales of a local agent. Recognizing the need for balance to maintain a fulfilling life, Timothy decided to expand their business by forming a team.

**Team Concept**

At the time, real estate teams were not yet prevalent in Western New York. Timothy researched successful models outside the region, aiming to elevate the client experience beyond what a solo agent could provide. This exploration led to a partnership with Keller Williams Realty in July 2012, a decision that has proven transformative. Keller Williams is at the forefront of redefining real estate practices globally, and Timothy is committed to leveraging this innovative approach to serve clients effectively.

Timothy leads their team as a small business, instilling a shared mission, purpose, and vision that resonates with all members. The team includes dedicated back-office support to ensure seamless and stress-free transactions. Each salesperson specializes in either home or investment property, bringing extensive market expertise and a relentless commitment to finding properties that meet clients' needs. The team's Listing Specialist excels in marketing and negotiation, boasting an impressive average list price to sales price ratio of 99% within just 35 days on the market.

Together, the team is composed of high achievers driven by ambitious goals and a collective purpose. They collaborate closely, focusing on their specialized roles to fulfill their promise to clients for life. Clients can trust that their real estate transactions will be managed by professionals who prioritize their best interests and are dedicated to delivering exceptional service.

If you're looking to buy Erie County real estate agent email list data that actually converts, you've found the right source. Mortgage lenders, title companies, insurance agencies, and PropTech platforms all rely on this list to put their services directly in front of active, licensed agents across the county. Continuing education providers use it to fill course seats, and real estate recruiters use it to identify and approach productive agents before the competition does.

The Erie County list includes {{AGENT_COUNT}} actively licensed real estate agents with verified email addresses, plus {{CELL_COUNT}} agents who also have cell phone numbers on file. Whether you're running an automated drip campaign, pitching a new SaaS tool for transaction management, or offering E&O insurance to brokerages, this data gives you a direct line to the professionals making daily decisions in the Buffalo-area market.

Why Buy a Erie County Real Estate Agent Email List From Dr Bill

Every record in this list is sourced directly from the New York State licensing board, so you're working with verified, actively licensed agents — not outdated contacts scraped from aggregator sites. New emails are added weekly, the full list is cleaned monthly, and a complete data refresh happens twice a year. That discipline backs up our 96% deliverability guarantee, which is something cheap list brokers simply cannot offer because they don't do the maintenance work.

We've been in business since 2005 and have sold over 31,000 lists across the country. That track record means our process is tested and our guarantee is real. When you load this data into a cold-email platform like Zap Contact (zapcontact.com) or a similar sending tool, you're not burning credits on dead addresses or risking your sender reputation on unverified contacts. You're reaching real agents with real inboxes.

How to Use This Erie County Agent List

Email outreach is the most obvious use case, and cold-email platforms like Zap Contact are built specifically for this kind of B2B prospecting. But the list works equally well for direct mail campaigns, SMS or phone outreach using the included cell numbers, and LinkedIn audience matching to layer in social touchpoints alongside your email sequence. The more channels you use, the faster you build name recognition with agents in the county.

Segmenting by broker versus sales agent lets you tailor your messaging precisely. A brokerage owner evaluating transaction management software needs a different pitch than an individual agent shopping for leads or liability coverage. The data supports that kind of targeting out of the box.

Why Erie County, New York Agent Data Matters

Erie County covers a wide range of active real estate markets — from Buffalo and Cheektowaga to Amherst, Tonawanda, and Lackawanna. With {{AGENT_COUNT}} licensed agents operating across these communities, county-level targeting lets you speak to a concentrated, relevant audience instead of wasting budget on a statewide blast that includes agents four hours away who will never refer a client to your business.

No other vendor offers this list segmented down to the zip code level within Erie County. That granularity matters if you're a local title company targeting specific neighborhoods, a CE provider filling a class in a particular suburb, or a recruiter focusing on a single city. You get state, county, city, and zip code options — so you buy exactly what you need and nothing you don't.
