About Wendy Saunders

Wen Saunders has been a prominent figure in the Pagosa Springs real estate market since relocating there in 2007. Originally from Lafayette, Colorado, she purchased a five-acre parcel in Pagosa Springs in 2000, where she built a log home in 2005 with plans for retirement. After a successful career in photojournalism and marketing, Wen discovered her passion for real estate, drawing on her experience as the marketing director for one of Virginia's largest independent real estate firms shortly after graduating college.

Licensed in 2011 during a challenging period for the real estate industry, Wen faced skepticism about her ability to establish a successful career amidst falling prices and numerous short sales. Undeterred, she joined Exit Realty Advantage Pagosa, where she integrated technology into her marketing strategies, utilizing QR codes on signage and creating her own branded advertisements.

In 2012, Wen transitioned to RE/MAX Eagle’s Nest, where her innovative marketing techniques led to a remarkable quadrupling of her sales in just her second year. However, after the company was sold in 2013, she experienced a decline in sales due to changes in lead management by the new owner. Recognizing the need for a more supportive environment, Wen joined Keller Williams Realty Southwest Associates in April 2014. She believed that Keller Williams would be a strong presence in Pagosa Springs, particularly as the market catered to Texas second-home buyers, who represent a significant portion of property sales in the area.

Wen's commitment to integrity is paramount in her approach to real estate. She prioritizes her clients' needs while maintaining high professional standards, ensuring effective communication and a proactive attitude. With certifications as a Certified Negotiations Expert (CNE) and a Certified Distressed Property Expert (CDPE), she is well-equipped to assist homeowners facing foreclosure challenges. Wen has completed over 60 hours of additional real estate coursework, far exceeding the minimum requirements, to stay informed in a constantly evolving market.

With over 30 years of experience in real estate marketing, Wen's career began as the marketing director for Ingram & Houser Real Estate in Hopewell, Virginia. Her innovative advertising strategies garnered national recognition, and her original logo design is still in use by Ingram & Associates today.

In addition to her real estate endeavors, Wen has operated her own company, The Wendy Saunders Companies Inc., specializing in photography, graphic design, and website development for small businesses. Her black-and-white photography has been featured in various publications, showcasing her artistic talent and commitment to excellence. Now a dedicated resident of Pagosa Springs for over eight years, Wen Saunders continues to leverage her extensive background to provide exceptional service to her clients in the real estate market.

James City County, Virginia represents one of the most historically rich and dynamically evolving real estate markets in the Hampton Roads region. With 698 actively licensed agents serving this prestigious area, the market reflects a sophisticated blend of colonial heritage properties, waterfront estates, and modern developments that attract both retirees and young professionals. The county's proximity to Colonial Williamsburg and strategic location between Richmond and Virginia Beach creates unique investment opportunities that many investors overlook.

What makes James City County particularly intriguing is its surprising resilience during market fluctuations, largely due to the stability provided by nearby military installations and the tourism industry. The area consistently outperforms neighboring counties in property value retention, with waterfront properties along the James River commanding premium prices that often surprise newcomers to the Virginia market.

Major James City County, Virginia Real Estate Markets

Williamsburg anchors the county's real estate activity, featuring everything from historic district properties with strict preservation requirements to modern subdivisions like Kingsmill and Ford's Colony. These master-planned communities offer golf course living and resort-style amenities that attract affluent retirees, while the Toano area provides more affordable options for families seeking quality schools and rural charm. The Norge and Lightfoot corridors have emerged as hotspots for new construction, benefiting from major retail development along Richmond Road.

The county's waterfront markets along the James River and Chickahominy River present some of Virginia's most exclusive residential opportunities. Properties in communities like Governor Land and Jamestown Beach command significantly higher prices than inland areas, with many featuring private docks and spectacular river views. These waterfront enclaves often experience different market cycles than the broader county, maintaining value even during regional downturns.

Market Dynamics and Geographic Complexity

James City County's real estate patterns defy simple categorization, with micro-markets varying dramatically within just a few miles. The western portions near the Chickahominy River offer rural estates and horse properties, while areas closer to Williamsburg feature higher density developments and townhomes. This geographic diversity creates complex pricing structures that require local expertise to navigate effectively, as comparable properties can vary by hundreds of thousands of dollars based on precise location and water access.

Seasonal fluctuations play a more significant role here than in typical suburban markets, with spring and summer showing increased activity driven by both tourism and military relocations. The presence of Colonial Williamsburg and Busch Gardens creates unique short-term rental opportunities that savvy investors leverage, though local regulations require careful navigation.
