I also offer an Email-Only version at a lower price, which includes name, email address, city, state, zip, and county — but excludes office address, phone, fax, cell, and license data. Both versions are available on each state list page.

Yes. I include the number and dollar value of active listings for approximately 15% of agents in the database, based on publicly available MLS data. This information is updated monthly. It's useful for identifying high-producing agents or targeting agents with active inventory in a particular market.

I collect, aggregate, compile, and clean the data myself using my background in programming and database management. The sources are all publicly available — state licensing boards, real estate associations, MLS systems, government databases, and many others. At this point I've lost count of how many individual sources feed into the pipeline, but it's well into the hundreds.

This is not data I buy from a third party and resell. I build these lists from scratch, which is why I can stand behind the quality.

I guarantee 96% accuracy. If more than 4% of your list contains bad data, you'll receive a prorated refund — you only pay for what you get.

Because I compile data from so many sources and some states are more challenging than others, accuracy can vary slightly by region. But the guarantee applies across the board. I also continuously clean email addresses based on hard bounce reports from campaigns sent through Zap Contact, so the email data in particular stays tight.

The list goes through two major refreshes per year where I rebuild the data from all sources. Between those major refreshes, I make partial updates continuously — adding new agents, removing inactive ones, and correcting records as new information comes in. I also clean bad email addresses monthly based on hard bounce reports from live email campaigns.

When you purchase a list, you get free updates for 12 months. Every time I refresh your state or region, you'll be able to download the updated file from your account. After the first year, renewal updates are heavily discounted.

You can download your list immediately after purchase by logging into your account. Your username is your email address and we'll send you an initial password. All files are delivered in Excel CSV format.

In some cases, I do a brief review before making the download available — unfortunately, this business attracts a fair number of fraudulent orders using stolen credit cards, so I verify when something looks off. If your order is held for review, it typically clears within a few hours.

Yes. Every record includes city, county, state, and zip code, so you can filter any list down to exactly the area you want. I also sell lists at the state, county, city, and zip code level so you can buy just the geography you need.

No — and anyone who tells you they're selling an "opted-in" list is misleading you. The only way to have a true opt-in list is for recipients to voluntarily subscribe to your emails. That's not what purchased lists are.

What I can tell you is that every email address in my lists comes from publicly available sources — these are real estate professionals who have made their contact information available through licensing boards, associations, brokerage websites, and similar channels. Sending commercial email to these addresses is legal under the federal CAN-SPAM Act, provided you follow the rules (see the CAN-SPAM question below).

The practical challenge is that most mainstream email platforms — MailChimp, Constant Contact, AWeber, and others — prohibit the use of purchased lists regardless of legality. Yes. The federal CAN-SPAM Act permits unsolicited commercial email as long as you follow three simple rules:

1. Honest subject line. Your subject line must accurately describe the content of your email.
2. Physical mailing address. Your business mailing address must appear in the body of the email. This needs to be a real physical address, not a PO Box.
3. Unsubscribe link. Every email must include a working unsubscribe link that allows the recipient to opt out of future messages. You must honor unsubscribe requests within 10 business days.

If you follow these rules, you're operating within the law. Note that CAN-SPAM is a U.S. law — if you're sending to recipients in Canada or Europe, different (and stricter) regulations apply.

The full Terms of Service appear on the checkout page, in your order confirmation email, and inside the downloaded zip file. The most important rule: you may not resell, publish, or share the data in any way. The list is licensed for your use only.

Every data file I sell contains seed records that are unique to each individual purchase. In other words, each list is fingerprinted to you. If the data shows up somewhere it shouldn't — being resold, published, or shared — I can trace it back to the original buyer.

I have pursued legal action against people who have resold my lists, and I will continue to do so. I work hard to collect this data and price it fairly. In return, I ask that you keep it to yourself.
